The market

This page is how Park City real estate breaks down. Park City neighborhoods in town are Old Town, Park Meadows, and Prospector. Pinebrook is south of Interstate 80, west of Kimball Junction. Deer Valley and Canyons Village are the two mountains beside that town. The neighborhoods page is the wider index. Park City homes for sale is the single-family search. The wider public set stays on the listings page. Published medians and neighborhood inventory stay on the Park City real estate market update. A private valuation for one address starts on the home value page.

In the basin, Deer Valley and Canyons Village are different mountains. Deer Valley is three areas: Upper is Silver Lake and Empire Pass, Lower is Snow Park, and Deer Valley East is East Village and Deer Crest. Canyons Village is the base village on the Canyons side of Park City Mountain: condominiums, townhomes, homes, and homesites. There is no private club to transfer with that deed.

In town, Old Town is the historic core on Main Street. Park Meadows is the residential neighborhood with the school campus and Park Meadows Country Club. Prospector is east of Old Town, along the Rail Trail and Prospector Square. None of the three is a private club gate.

North of town, Promontory and Glenwild are private clubs. Jeremy Ranch is north of Interstate 80 and west of Park City: public streets and an association. Golf there, if any, is a separate question from the deed. Pinebrook is south of that freeway, west of Kimball Junction, on a forested slope. Summit Park is farther west. Pinebrook is houses and a master association, not a golf club.

On the Jordanelle, Hideout is the town between Park City and Heber. Tuhaye is Talisker Club golf above the reservoir. Talisker also reaches Red Cloud, the ski neighborhood at Empire Pass. Marcella is the ski community at Ski Beach in Deer Valley East. Deer Crest is the gated community on the Deer Valley East page. The golf side of Marcella is not on this site.

Victory Ranch is in Kamas, along the Upper Provo River. Red Ledges is in Heber. Both are Heber Valley. The winter drive back to Park City is part of those purchases.

Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A listing card, when one is shown, is list price only. The market snapshot is that same active list price, not dues and not a ranking.

Questions, answered

How does Park City real estate break down by neighborhood?

In town, Old Town is the historic core on Main Street. Park Meadows is the residential neighborhood with the school campus. Prospector is east of Old Town, along the Rail Trail and Prospector Square. Pinebrook is south of Interstate 80, west of Kimball Junction: houses and a master association, not a golf club. Deer Valley and Canyons Village are the two mountains beside that town. The neighborhoods page is the wider index. These are different purchases. They do not share one set of documents.

How is Old Town different from Park Meadows and Prospector?

Old Town is the historic core. Main Street, the mining-era houses, and the Park City Mountain base at Town Lift are three facts about one neighborhood. A walk to Town Lift Plaza is the address, not the neighborhood name. Park Meadows is in-town houses, the school campus, and Park Meadows Country Club. Membership is not the deed. Prospector is east of Old Town: the Rail Trail, Prospector Square, and a mix of houses and condominiums. None of the three is a private club gate.

Are Park City homes for sale one neighborhood?

No. Park City homes for sale is the single-family search. The listings page is the wider public inventory. This page names the neighborhood. It does not replace that search. Old Town, Park Meadows, Prospector, and Pinebrook are different showings. Deer Valley and Canyons Village have their own pages. A card shows list price. Confirm status and price with the listing brokerage.

How do Deer Valley and Canyons Village sit next to the in-town neighborhoods?

Deer Valley is three areas. Upper is Silver Lake and Empire Pass. Lower is Snow Park, closest to Main Street. Deer Valley East is East Village and Deer Crest. Canyons Village is the base village on the Canyons side of Park City Mountain: condominiums, townhomes, homes, and homesites. Canyons Village has no private club to transfer with the deed. A Deer Valley address is still not Old Town. A trail map does not move one set of documents onto the other.

Do you publish a sold price for a Park City neighborhood?

No. Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. The market snapshot is active inventory inside the Park City boundary, and it is list price only. Published medians and neighborhood inventory are on the Park City real estate market update. An active card, when one is shown, is list price only.

How do I start a purchase, a listing, or a value for one address?

A purchase starts on the buying page, from how you will use the house, then the neighborhood that matches that use. A listing starts on the selling page, from the pocket you own. A private valuation for one address starts on the home value page. It is not an automated estimate, and that page does not show a price. Write the group at hello@melillidavis.com.
