A Park City house without a club

Most of what this site knows in detail is private communities, because that is a large part of the work. It is not the only way to live here. If you want Park City, the Wasatch Back, or a weekday tie to Salt Lake, and you do not want a club, say that in the first meeting. It shortens the search.

What “no club” still includes

• An association, if there is one. The rules are a document, not a feeling about the street.
• A rental program, if you intend to rent. That is a third document, separate from the deed and the association. The condo note on this blog is about that split.
• Winter access. A public road and a private driveway do not behave the same after a storm.
• The drive you will actually make. Jeremy Ranch is north of the freeway. Heber is U.S. 40. Salt Lake is Parleys Canyon. “Ten minutes to Main Street” is a sentence to test.

Places that are not a gate

Jeremy Ranch is the clearest example already written up here: a Park City-area house, an association, and a golf question that may be separate. Old Town and the condos around the resorts are a different product again — the unit, the building, and the rental rules. Kimball Junction’s approved plans, Junction Commons and Altus, are not homes you can walk through because a council vote happened. We will not sell a rendering.

What we will not invent to make the search sound simple

We will not invent a price per square foot for “non-club Park City.” Utah does not disclose sold prices, and this blog does not print them. Where a note cites an active listing, it is the last published list price from the FlexMLS set checked September 25, 2026, and the address lives on the listings page. The group’s production record, when we print it, uses last list price for the same reason: $447,978,846 across 306 unique MLS records. That figure is not a quote for your house.

Bring the constraint. No club. Or a club, but only after you have read that the membership is not the deed. Both searches are welcome. hello@melillidavis.com.
