Selling a Home in Park City

A Park City sale is one address in one neighborhood. It is not a price for the town. In town, the neighborhoods are Old Town, Park Meadows, and Prospector. Pinebrook is south of Interstate 80, west of Kimball Junction. Deer Valley and Canyons Village are the two mountains beside that town. They do not share one set of documents.

Old Town is the historic core on Main Street. The city’s 2025 General Plan gives it 532 acres and four sub-neighborhoods: Deer Valley Drive, Lower Old Town, Upper Old Town, and Rossi Hill. Mining-era houses and the Park City Mountain base at Town Lift are facts about that neighborhood. A walk to the plaza is the address, not the neighborhood name. Historic-district review applies when the house is a designated site. The plan says nightly rentals are allowed in Old Town residential areas except Lower Rossi Hill, which requires a conditional use permit, and except the Western Historic Residential Low-Density and McHenry sub-neighborhoods, where they are prohibited. Confirm the address.

Park Meadows is the residential neighborhood with the school campus and Park Meadows Country Club. A house there is not a membership, and membership is not the deed. Prospector is east of Old Town, along the Rail Trail and Prospector Square. The plan gives it 255 acres. Houses and condominiums sit on the same city plan and do not share one association. Nightly rentals are prohibited in the Prospector Park and Chatham Crossing subdivisions. Elsewhere in Prospector, read the zone and the association. None of the three is a private club gate. North of town, Promontory and Glenwild are private clubs. Jeremy Ranch is public streets and an association. On the Jordanelle, Tuhaye is Talisker Club golf. Those are different purchases from an in-town house.

A Park City home value is a private note for one address. An advisor prepares it. This page does not calculate a price, and it does not display one. The market update is the basin note. It is not a price for one house.

Questions, answered

Is a Park City home value one number for the town?

No. Old Town, Park Meadows, and Prospector are different neighborhoods inside Park City. Deer Valley and Canyons Village are the mountains beside that town. A private valuation is for one address. This page does not calculate a price, and it does not display one.

How should a seller tell Old Town, Park Meadows, and Prospector apart?

Old Town is the historic core on Main Street. Historic-district review and the nightly-rental rule depend on the site and the sub-neighborhood. Park Meadows holds the school campus and Park Meadows Country Club. Membership is not the deed. Prospector is east of Old Town: the Rail Trail, Prospector Square, and a mix of houses and condominiums. None of the three is a private club gate.

Does selling a home in Park City include a club?

Not for an in-town house. Old Town, Park Meadows, and Prospector are not private club gates. A Park Meadows house is not a membership at the country club. Promontory, Glenwild, and Tuhaye are different purchases, and a membership there is the club’s document.

What is a Park City home value?

A private valuation for one address, prepared by an advisor. It is not an automated estimate, and it is not a promise of what a buyer will pay. This page does not calculate a price, and it does not display one.
