Selling a Home in Old Town
Old Town is the historic core of Park City, on Main Street. The city’s 2025 General Plan gives it 532 acres and four sub-neighborhoods: Deer Valley Drive, Lower Old Town, Upper Old Town, and Rossi Hill. A mining-era cottage and a later infill house can share a block. They do not share a review path. A sale is one address. It is not a label for the whole neighborhood.
Historic-district review applies when the house is a designated site. The plan’s community character section counts more than 400 Landmark and Significant sites on the Historic Sites Inventory, more than 85 sites on the National Register of Historic Places, and three National Register designations: the Main Street Historic District, listed in 1979; the Mining Boom Era Residences, listed in 1984; and Historic Mining Resources, listed in 2023. A newer infill house on the same street is a different record. What may be changed is a question for that address. The streets are narrow and the lots are small. The plan names construction as a practical problem: limited parking, narrow rights-of-way, and the impact of a remodel on the block.
Main Street is the public room. The museum, the library, and dinner are the ordinary week when the lifts are not the point. A house described as near Main Street still has a grade. Two blocks uphill in January is not two blocks on the flat. Walk the route from the door. Park City Mountain’s town base sits against this neighborhood. The resort describes Town Lift Plaza as ski-in, ride-out access to Main Street. That sentence is about the lift and the plaza, not about every lot in the 532 acres. Some doors are a short walk to the plaza. Some are a climb, and some are a bus. If a listing says ski-in, the claim has to survive a walk to the snow.
Nightly rentals are part of the diligence. The plan says they are allowed in Old Town residential areas except Lower Rossi Hill, which requires a conditional use permit, and except the Western Historic Residential Low-Density and McHenry sub-neighborhoods, where they are prohibited. Parking, noise, and trash rules travel with that permission. Read the district and the association for the address. A neighbor’s rule is not this deed’s rule. The district’s boundary page names Old Town, with Park Meadows and Prospector, among the neighborhoods for McPolin Elementary. Confirm the address. This page does not publish a school rating.
An Old Town home value is a private note for one address. An advisor prepares it. This page does not calculate a price, and it does not display one.

Questions, answered
Does historic-district review apply to an Old Town sale?
Historic-district review applies when the house is a designated site. The plan counts more than 400 Landmark and Significant sites on the Historic Sites Inventory, more than 85 sites on the National Register of Historic Places, and three National Register designations: the Main Street Historic District, listed in 1979; the Mining Boom Era Residences, listed in 1984; and Historic Mining Resources, listed in 2023. A newer infill house is a different record. It is a question for that address.
Is Main Street access the same from every Old Town door?
No. Main Street is the public room, and a house described as near it still has a grade. Two blocks uphill in January is not two blocks on the flat. The resort describes Town Lift Plaza as ski-in, ride-out access to Main Street. That is the lift and the plaza. Some doors are a short walk. Some are a climb, and some are a bus. Walk the route from the door.
How do nightly rental rules affect an Old Town sale?
The plan says nightly rentals are allowed in Old Town residential areas except Lower Rossi Hill, which requires a conditional use permit, and except the Western Historic Residential Low-Density and McHenry sub-neighborhoods, where they are prohibited. Parking, noise, and trash rules travel with that permission. Confirm the district and the association for the address. A neighbor’s rule is not this deed’s rule.
What is an Old Town home value?
A private valuation for one address, prepared by an advisor. It is not an automated estimate, and it is not a promise of what a buyer will pay. This page does not calculate a price, and it does not display one.
Do you publish a sold price for an Old Town home?
No. Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price.
