Old Town homes for sale on and around Main Street

Old Town Park City real estate is the historic core of Park City. Main Street, the mining-era houses, and the Park City Mountain base are three different facts about the same neighborhood.

Places

The historic core

Old Town is the original Park City neighborhood, and the 2025 General Plan still treats it that way. The plan gives it 532 acres and four sub-neighborhoods: Deer Valley Drive, Lower Old Town, Upper Old Town, and Rossi Hill. The icons it names are the Main Street Historic District, historic mining-era structures, the Miner’s Hospital, the Park City Library and Santy Auditorium, the Poison Creek Pathway, the Shoe Tree, and the Park City Museum. City Park, Library Field, and the skateboard park are the parks on that page.

The plan’s community character section counts more than 400 Landmark and Significant sites on the Historic Sites Inventory, more than 85 sites on the National Register of Historic Places, and three National Register designations: the Main Street Historic District, listed in 1979; the Mining Boom Era Residences, listed in 1984; and Historic Mining Resources, listed in 2023. A mining-era cottage and a later infill house can share a block. They do not share a review path. What may be changed is a question for that address.

Main Street, then the hill

Main Street is the public room. The museum, the library, and dinner are the ordinary week when the lifts are not the point. The plan asks the city to keep a trolley on Main Street and Swede Alley with a predictable schedule, and to improve winter sidewalks, especially on Main Street. A house described as near Main Street still has a grade. Two blocks uphill in January is not two blocks on the flat. Walk the route from the door, in the season you will use the house.

The streets are narrow and the lots are small. The plan names construction as a practical problem: limited parking, narrow rights-of-way, and the impact of a remodel on the block. Historic-district review applies when the house is a designated site. We read those documents for the address. A newer infill house on the same street is a different record.

Town Lift and Park City Mountain

Park City Mountain’s town base sits against this neighborhood. The resort describes Town Lift Plaza as ski-in, ride-out access to Main Street. That sentence is about the lift and the plaza, not about every lot in the 532 acres. Some doors are a short walk to the plaza. Some are a climb, and some are a bus. If a listing says ski-in, the claim has to survive a walk to the snow. A house that is simply in Old Town is still a town house. It is not the same morning as a door at the plaza.

Canyons Village is the other base of the same resort, toward Kimball Junction from Old Town. It is a village of condominiums, townhomes, and houses, and there is no private club to transfer with that deed. Deer Valley is a different resort. Lower Deer Valley, at Snow Park, is the Deer Valley side closest to Main Street, and it is still not this neighborhood. A trail map does not move a resale certificate from one to the other.

Sundance, schools, and the rental rules

Sundance has been part of a January on this street for decades. For the 2026 festival, the Sundance Institute placed a Filmmaker Lodge on Main Street and said Main Street would be pedestrian-only during the festival. The same notes placed headquarters, and the artist, industry, and press hub, at the Sheraton Park City, 1895 Sidewinder Drive, on the Prospector side of town. The Institute has said the festival moves to Boulder, Colorado, starting in 2027, and that 2026 was the last Park City edition. A purchase today should not assume a future festival week on Main Street. The street remains the historic commercial district either way.

The Park City School District boundary page names Old Town, with Park Meadows and Prospector, among the neighborhoods for McPolin Elementary. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. The neighborhood name is not the assignment.

Nightly rentals are part of the diligence. The plan says they are allowed in Old Town residential areas except Lower Rossi Hill, which requires a conditional use permit, and except the Western Historic Residential Low-Density and McHenry sub-neighborhoods, where they are prohibited. Parking, noise, and trash rules travel with that permission. Read the district and the association for the address. We do not guess the policy from the house next door.

The Park City real estate page holds the basin. Park Meadows is the residential neighborhood with the school campus and the country club. Prospector is east of here, on the Rail Trail. How a purchase is handled is the buying page. A listing starts on the selling page, from the home you own. Nick Melilli, Marcie Davis, Darrick Olsen, and Derek Fossey are the advisors. Questions, answered

What is Old Town in Park City?

Old Town is the historic core. The city’s 2025 General Plan gives it 532 acres and four sub-neighborhoods: Deer Valley Drive, Lower Old Town, Upper Old Town, and Rossi Hill. Main Street, the mining-era houses, the museum, and the library are the public rooms. The Main Street Historic District was listed on the National Register in 1979.

Is every Old Town home ski-in to Park City Mountain?

No. The resort describes Town Lift Plaza as ski-in, ride-out access to Main Street. That is the lift and the plaza. Some Old Town doors are a short walk to it. Some are a climb, and some are a bus. If a listing says ski-in, the claim has to survive a walk from that door to the snow.

Is the Sundance Film Festival still on Main Street?

The Sundance Institute said the 2026 festival was the last Park City edition, with a Filmmaker Lodge on Main Street, and that the festival moves to Boulder, Colorado, starting in 2027. Headquarters that year were at the Sheraton Park City on Sidewinder Drive, not on Main Street. A purchase should not assume a future festival week on this street.

Do you publish sold prices for Old Town?

No. Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card, when the feed has one, is list price only. Confirm status and price with the listing brokerage.

Are nightly rentals allowed in Old Town Park City?

The plan says nightly rentals are allowed in Old Town residential areas except Lower Rossi Hill, which requires a conditional use permit, and except the Western Historic Residential Low-Density and McHenry sub-neighborhoods, where they are prohibited. Parking, noise, and trash rules travel with that permission. Confirm the district and the association for the address.

Does historic district review apply to an Old Town home?

The plan counts more than 400 Landmark and Significant sites on the Historic Sites Inventory, more than 85 sites on the National Register of Historic Places, and three National Register designations: the Main Street Historic District, listed in 1979; the Mining Boom Era Residences, listed in 1984; and Historic Mining Resources, listed in 2023. Historic-district review applies when the house is a designated site. A newer infill house is a different record. It is a question for that address.

Where can I browse Old Town Park City homes and condos for sale?

The cards on this page are what the feed returns for Old Town. A card, when the feed has one, is list price only. The wider public set is on the listings page. Park City condos for sale and Park City ski-in ski-out homes are the pages for those searches. The Park City market update is the note for the basin.
