Park Avenue. The corridor in the city’s road project, from Empire Avenue to Heber Avenue. An original Melilli Davis drawing. Not a survey, not a lot map, and not a club map. Drag to move. Pinch, hold Ctrl and scroll, or tap the buttons to zoom. The pale line is Park Avenue, not a lot line. Old Town is the historic core.

Places

A street, not a General Plan acreage

Lower Park Avenue is a street name people use for the Park Avenue corridor below Old Town. It is not a polygon in the city’s 2025 General Plan, and this page does not assign it an acreage. The city ran a Lower Park Avenue Improvement Project for utilities and road reconstruction on Park Avenue from Empire Avenue to Heber Avenue. The Engage Park City page for that project says the consultation concluded, with an August 2023 update. That record is a road and utilities project. It is not a subdivision map.

The plan’s Resort Center neighborhood is a different boundary. The plan gives Resort Center 265 acres and names Park Avenue Condos and Payday Condos among its sub-neighborhoods, with connections toward City Park and the library. Those 265 acres belong to Resort Center. They are not the acreage of Lower Park Avenue. A 2015 city design-studio request described City Park, Miners Hospital, the library, and the Park City Mountain base as the public rooms along this side of town, with residential buildings among them. Those buildings are the context. They are not one association.

The condominiums this page actually shows

The cards below are limited to subdivision names the feed uses for this corridor: Park Avenue (820 Park), Park Avenue Condominiums, and Payday. A condominium at 820 Park Avenue and a Payday condominium on Three Kings Drive can both be discussed as Lower Park Avenue. They do not share one set of association rules. A card appears only when the MLS subdivision matches one of those names. Old Town as a whole, and the rest of the resort buildings, stay on their own pages.

What a buyer is looking at is usually a condominium, with a street, a parking arrangement, and an association. Nightly rental, if it is allowed, is the zone and the association for that unit. This page does not publish a Lower Park Avenue price index. The number that matters is the list price on a specific card.

Park Avenue, Town Lift, and school

Park Avenue is the road. Heber Avenue is the end of the improvement project toward the historic commercial streets. Empire Avenue is the other end of that project. Park City Mountain’s town base is the resort on this side of town. Town Lift is the Old Town access to Main Street, and that sentence is about the lift and the plaza, not every door on Park Avenue. Deer Valley is a different resort and a drive. The library and City Park are public rooms the city has described along this corridor. A walk from a given unit is the unit.

Schools are the Park City School District. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. The neighborhood name is not the assignment. The district’s boundary page names Old Town among the neighborhoods for McPolin Elementary. A condominium on Park Avenue is not automatically the same assignment as a house on Main Street. The drawing separates Park Avenue, City Park, and the condominium names. It is not a neighborhood and not a trail map.

What buyers ask, and a note for an owner

Buyers ask whether the unit is in one of the named condominiums or simply has a Park Avenue address, how the association handles rental and parking, and how close the door actually is to Town Lift. The subdivision field is the filter. A Park Avenue address outside those names is a different showing. Old Town is the historic core. Prospector is east. Park City real estate is the basin index. A purchase starts on the buying page.

For an owner, the home value page is a private note on one address. It does not calculate a price, and it does not display one. A listing starts on the selling page. Nick Melilli, Marcie Davis, Darrick Olsen, and Derek Fossey are the advisors. That person stays with you through closing. Write the group at [email protected]. Nick’s line is (954) 383-1478. There is no group telephone.

Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card below, when the feed has one, is list price only. Confirm status and price with the listing brokerage.

Questions, answered

What is Lower Park Avenue in Park City?

Lower Park Avenue is the Park Avenue corridor inside Park City, between the historic core and the resort side of town. The city’s improvement project covered utilities and road reconstruction from Empire Avenue to Heber Avenue. It is not its own acreage in the 2025 General Plan. Resort Center’s 265 acres are a different neighborhood.

Which homes show on the Lower Park Avenue page?

Lower Park Avenue homes for sale here are listings whose MLS subdivision is Park Avenue (820 Park), Park Avenue Condominiums, or Payday. A Park Avenue address outside those names does not appear. Old Town and the rest of the resort stay on their own pages.

Are these houses or condominiums?

The names this page filters are condominiums. A unit has its own association. Payday and Park Avenue Condominiums do not share one set of rules. Nightly rental, if any, is the zone and the association for that unit.

How close is Lower Park Avenue to Main Street and the lifts?

Heber Avenue is the end of the road project toward the historic commercial streets. Town Lift is the Old Town access to Main Street. That access is the lift and the plaza, not a promise about every door on Park Avenue. Deer Valley is a different resort and a drive. This page does not publish a minute count.

How do I request a valuation for a Lower Park Avenue home?

Start on the home value page. An advisor prepares a private note for one address. That page does not calculate a price, and it does not display one. A listing starts on the selling page. A card, when the feed has one, is list price only.
