Places

Central, on the city’s map

Prospector is the neighborhood east of Old Town. The 2025 General Plan gives it 255 acres. The icons are the Rail Trail and Silver Creek. Prospector Park is the park. The sub-neighborhoods on that page are Canyon Crossing, Chatham Crossing, Fenchurch Condos, Prospector Park, Prospector Square, Prospector Village, and Silver Meadows Estates. It is not a resort gate and not a private club. There is no membership to transfer with the deed.

Old Town and Main Street are to the west. The school campus sits in the Park Meadows plan, a short trip. SR-248 is the way east, out of town. The plan asks the city to improve pedestrian and bicycle connections to the adjacent neighborhoods, and to keep transit frequency. The square’s association describes a free bus to the resorts and to Main Street. Confirm the stop and the season.

Prospector Square

Prospector Square is the commercial room inside the neighborhood. The Prospector Square Property Owners Association dates the place to 1974 and describes neighbors, local restaurants, and businesses sharing the same streets. The city’s plan treats the square as the district where pedestrian walkways and outdoor areas should keep working for those businesses and for the people who live there. It also asks the city to be careful with shared parking, including fleet vehicles, so the square still functions.

The association’s improvement plan describes the square as bordered by Kearns Boulevard, Bonanza Drive, Prospector Avenue, Gold Dust Lane, Sidewinder Drive, and Poison Creek Lane. Those streets frame the square. They are not a survey of every lot in the 255 acres. A house in Prospector Village or Chatham Crossing is in the neighborhood plan. It is not automatically on the square.

The Rail Trail

The Rail Trail is the icon the General Plan names, and the city’s adopted trails master plan describes it. The Historic Union Pacific Rail Trail is a 26-mile route on the old rail bed from Echo to Park City, dedicated as a Utah State Park in 1992. In 2023 the city agreed to oversee a 2.75-mile section from Bonanza Drive to SR-248. The Rail Trail master plan is that in-town section, between Bonanza Drive and SR-248 east of U.S. 40. The city’s public engagement for the plan was held in Prospector. A paved trail through the neighborhood is not a promise that every lot fronts it.

The city’s winter trail notes give Prospector Park access to the groomed Historic Rail Trail when conditions allow, and to the Lost Prospector trails, which are not maintained in winter. Those are different walks. Confirm the path from the door. The drawing on this page is a line through the neighborhood, not a trail map.

Houses, condominiums, and a smaller scale

The housing is a mix, and the mix is why buyers look here when they want a Park City address without a club gate or a historic Main Street cottage. Condominium names sit on the city’s sub-neighborhood list beside house neighborhoods. Fenchurch, Prospector Square, and Silver Meadows Estates are not the same building as a house in Prospector Village. That is a difference in the building and the association, not a price index. This page does not rank the neighborhood and does not publish a price band. The list price on a card is the number that belongs to that listing.

Nightly rentals are prohibited in the Prospector Park and Chatham Crossing subdivisions, according to the plan. Elsewhere in the neighborhood, read the zone and the association. The plan asks the city to enforce the rules where rentals are allowed, including occupancy, parking, trash, and noise, so the residential streets stay residential. A rental permission on one neighborhood is not a permission on the next street.

Sidewinder Drive is one of the streets around the square. For the 2026 Sundance Film Festival, the Institute placed headquarters and the artist, industry, and press hub at the Sheraton Park City, 1895 Sidewinder Drive. The Filmmaker Lodge that year was on Main Street, in Old Town. The Institute has said the festival moves to Boulder, Colorado, starting in 2027. A Sidewinder address is not a festival venue unless the documents for that property say so.

The district’s boundary page names Prospector, with Park Meadows and Old Town, among the neighborhoods for McPolin Elementary. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. The Park City real estate page is the basin index. Park Meadows is the school-campus neighborhood and the country club. Pinebrook is south of Interstate 80. A listing starts on the selling page. How a purchase is handled is the buying page. Public inventory is on the listings page. The Park City market update is the note for the basin.
