Places

Inside town, not a gate

Park Meadows sits inside Park City, south of the Thaynes corridor. The city’s 2025 General Plan gives the neighborhood 1,555 acres and treats it as one of the in-town plans. Main Street is a drive from these lots, not the sidewalk at the door. Deer Valley and the Park City Mountain base are drives as well. The week is a house in town, with schools and a recreation center in the same city plan, and the resorts a trip rather than a door.

The plan does not describe one neighborhood. It names Boothill Condominiums, Broken Spoke, Cove at Eagle Mountain, Eagle Pointe, Fairway Hills, Fairway Meadows, Fairway Village, Finnegans Bluff, Four Lakes Village, Gleneagles, Holiday Ranchettes, Lakeview Cottages, Meadow Estates, McLeod Creek, Park Meadows, Parkview, Racquet Club Village, Risner Ridge, Saddle Condominiums, Sandstone Cove, West Ridge, Willow Ranch, and Windrift Condominiums. A house on a larger lot and a condominium on that list are both Park Meadows. They are not the same showing, and they do not share one set of association rules.

The houses

What trades here is the residential stock of an in-town neighborhood: single-family streets, a handful of condominium names, and lots recorded at different times. The plan says nightly rentals are prohibited where the zone is single family, and allowed in Residential Development and Residential Medium Density except Fairway Meadows, Meadows Estate, and West Ridge. That sentence is the city’s. It is not a permission for the house in front of you. Read the zone and the association for that address. A neighbor’s rule is not this deed’s rule.

A useful tour separates the neighborhood before it separates the floor plan. Holiday Ranchettes, Eagle Pointe, the Fairway neighborhoods, West Ridge, and a condominium such as Windrift or the Saddle are different neighborhoods. Winter road, sun, and how the lot meets a trail or a fairway change the week. We do not publish a Park Meadows price index. The number that matters is the list price on a specific card, after you have seen that neighborhood.

The country club, the municipal course, and the schools

The General Plan lists four neighborhood icons: the Eccles Center, the Park City Municipal Athletic and Recreation Center, Park Meadows Golf Club, and the Park City School District campus. The club at 2000 Meadows Drive publishes itself as Park Meadows Country Club. It says the club opened in 1983 around a Jack Nicklaus signature course, that Melrose bought it in 1997, and that members bought it from Melrose five years later and kept it member-owned. The club describes itself as the in-town golf and social club. A house in the neighborhood is not a membership. Whether a buyer may join, and on what terms, is the club’s document. This page does not quote dues or initiation.

The municipal Park City Golf Club is a different course. The same General Plan places Park City Golf Course north of Thaynes Canyon Drive, in the Thaynes neighborhood, beside Park Meadows rather than inside it. The city’s resident guide puts the municipal pro shop at 1541 Thaynes Canyon Drive. The city contracts winter Nordic skiing on that city-owned course to White Pine Touring. That use belongs to the municipal course. It does not travel with a Park Meadows deed.

Schools are the other reason this neighborhood shows up on a list. The Park City School District describes four elementary schools from preschool through grade 5, Ecker Hill Middle School for grades 6 through 8, and Park City High School for grades 9 through 12. The district’s boundary page names Park Meadows, with Prospector and Old Town, among the neighborhoods for McPolin Elementary. That page is a list of neighborhood names, not a guarantee for every lot. Confirm the address. The plan also lists the district campus as an icon here, and it asks the city to keep a buffer between commercial clusters and that campus, and to work with the district on peak-hour circulation.

Trails, then the deed

Trails are in the plan as a management question. The recommendations say to preserve open space and wildlife habitat, and to enforce designated trailhead parking so trail users do not fill residential streets. Which path a given lot actually reaches is a walk from that door. The drawing on this page separates the country club, the school campus, and the names around them. It is not a neighborhood and not a trail map.

The Park City real estate page is the basin index. Old Town is the historic core. Prospector is east, along the Rail Trail and Prospector Square. Pinebrook is south of Interstate 80. A listing starts on the selling page. The home value page and the selling guide are for an owner. Inventory is on the listings page. The Park City market update is the basin note. A purchase starts on the buying page. Nick Melilli, Marcie Davis, Darrick Olsen, and Derek Fossey are the advisors. That person stays with you through closing. Questions, answered

Where is Park Meadows relative to Old Town and Kimball Junction?

Park Meadows is an in-town neighborhood inside Park City, south of the Thaynes corridor. Old Town is the historic core on Main Street. Main Street is a drive from these lots, not the sidewalk at the door. Kimball Junction is where Interstate 80 meets State Route 224. Pinebrook is south of that freeway and west of Kimball Junction, in unincorporated Summit County. Park Meadows is not Pinebrook and not the junction. Prospector is the in-town neighborhood to the east. The Park City real estate page is the basin index. This page does not publish a drive time.

What home types are in Park Meadows?

Park Meadows homes for sale are houses and condominiums. The city’s 2025 General Plan names sub-neighborhoods from Holiday Ranchettes and Eagle Pointe to Fairway Village, West Ridge, and condominiums such as Windrift and the Saddle. A house and a condominium on that list are both Park Meadows. They do not share one set of association rules. The plan’s nightly-rental rule depends on the zone and the subdivision. Confirm both for the address.

Does a Park Meadows home include the golf course?

No. Park Meadows is not a private-club community. A house is not a membership at Park Meadows Country Club, and membership is not the deed. The club at 2000 Meadows Drive describes a Jack Nicklaus signature course that opened in 1983. Whether a buyer may join is the club’s document. This page does not quote dues or initiation. The municipal Park City Golf Club is a different course, in the Thaynes neighborhood north of Thaynes Canyon Drive.

Where is the school campus relative to Park Meadows?

The city’s 2025 General Plan lists the Park City School District campus as a neighborhood icon in Park Meadows, with the Eccles Center, the recreation center, and Park Meadows Golf Club. The district’s boundary page names Park Meadows, with Prospector and Old Town, among the neighborhoods for McPolin Elementary. That page is a list of neighborhood names, not a guarantee for every lot. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. This page does not publish a school rating.

How do I request a home valuation in Park Meadows?

A private valuation for one address starts on the home value page. An advisor prepares it. That page does not calculate a price, and it does not display one. It is not an automated estimate, and it is not a promise of what a buyer will pay. The selling guide is the usual path for an owner. A listing starts on the selling page. Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card, when the feed has one, is list price only. Confirm status and price with the listing brokerage. Park City homes for sale in the wider public set are on the listings page. The Park City market update is the note for the basin. A purchase starts on the buying page.
