Places

North of Park Meadows

Thaynes Canyon is the neighborhood the city’s 2025 General Plan calls Thaynes. The plan gives it 660 acres and names four sub-neighborhoods: Aspen Springs, Iron Canyon, Thaynes Canyon, and Thaynes Creek Ranch Estates. It sits inside Park City. Park Meadows is the in-town neighborhood to the south. Old Town and Main Street are a drive, not the sidewalk at the door. Deer Valley and the Park City Mountain base are drives as well.

The plan lists two neighborhood icons: McPolin Farm and the Park City Golf Course, which it places north of Thaynes Canyon Drive. The historic site it names is the McPolin Barn. The park it names is Rotary Park. The city’s resident guide puts the municipal pro shop at 1541 Thaynes Canyon Drive. The city contracts winter Nordic skiing on that city-owned course to White Pine Touring. That use belongs to the municipal course. It does not travel with a house in Iron Canyon or Aspen Springs.

The houses

What trades here is the residential stock of those named subdivisions. A house in Iron Canyon and a house in Thaynes Creek Ranch Estates are both in this neighborhood on the city plan. They are not the same street, and they do not share one set of association rules. The plan says nightly rentals are prohibited in Thaynes. That sentence is the city’s. Read the zone and the association for the address in front of you.

The municipal course is beside these streets. It is not a club that transfers with the deed. Park Meadows Country Club, at 2000 Meadows Drive, is the other course, in Park Meadows. A house here is not a membership at either one. We do not publish a Thaynes Canyon price index. The number that matters is the list price on a specific card, after you have seen that subdivision.

The entry road, the course, and school

State Route 224 is the entry corridor along the north side of this neighborhood. The General Plan describes a 250-foot Entry Corridor Protection Overlay on that road. A ski day is a drive south toward Park City Mountain or over to Deer Valley. This page does not publish a minute count, and it does not call a lot ski-in or ski-out because of the neighborhood name. Which path a given lot reaches is a walk from that door.

Schools are the Park City School District. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. The neighborhood name is not the assignment. The district’s boundary page names Park Meadows, with Prospector and Old Town, for McPolin Elementary. It does not, on the pages this site already cites, assign every Thaynes lot. The drawing on this page separates the municipal course, McPolin Farm, and the subdivision names. It is not a neighborhood and not a trail map.

What buyers ask, and a note for an owner

Buyers ask which subdivision the address is actually in, whether the lot faces the municipal course or a residential street, and what the nightly-rental rule is for that zone. They also ask how the week works without a ski door. The answer is the address. Park City real estate is the basin index. Park Meadows is the page to the south. A purchase starts on the buying page.

An owner who wants a number for one house starts on the home value page. That page does not calculate a price, and it does not display one. A listing starts on the selling page. Nick Melilli, Marcie Davis, Darrick Olsen, and Derek Fossey are the advisors. That person stays with you through closing. Write the group at [email protected]. Nick’s line is (954) 383-1478. There is no group telephone.

Questions, answered

Where is Thaynes Canyon in Park City?

Thaynes Canyon is inside Park City, north of Park Meadows, along the State Route 224 entry corridor. The city’s 2025 General Plan calls the neighborhood Thaynes and gives it 660 acres. Old Town is a drive. Park Meadows is the in-town neighborhood to the south. This page does not publish a drive time.

What home types are in Thaynes Canyon?

Thaynes Canyon homes for sale are houses in the subdivisions the plan names: Aspen Springs, Iron Canyon, Thaynes Canyon, and Thaynes Creek Ranch Estates. Two of those names can both be Thaynes and still not share one association. The plan says nightly rentals are prohibited in Thaynes. Confirm the zone for the address.

Does a Thaynes Canyon home include the golf course?

No. The municipal Park City Golf Course is north of Thaynes Canyon Drive, with the pro shop at 1541 Thaynes Canyon Drive. Winter Nordic skiing on that city-owned course is a city contract with White Pine Touring. Neither use transfers with a house. Park Meadows Country Club is a different course, in Park Meadows. Membership is not the deed.

How do schools and the ski day work from Thaynes Canyon?

Schools are the Park City School District: elementary through grade 5, Ecker Hill Middle School for grades 6 through 8, and Park City High School for grades 9 through 12. Confirm the address. A ski day is a drive to Park City Mountain or Deer Valley. The neighborhood name is not ski access.

How do I request a valuation for a Thaynes Canyon home?

A private valuation for one address starts on the home value page. An advisor prepares it. That page does not calculate a price, and it does not display one. A listing starts on the selling page. Utah is a non-disclosure state. A card, when the feed has one, is list price only. Confirm status and price with the listing brokerage.
