The club, then the neighborhood
Promontory is a private residential club north of Park City, in Summit County. It began as a private mountain club in 2001. The club publishes a 7,200-acre setting. That figure is the club’s, not a measurement from these parcels. The Hub is at 8417 N Ranch Club Trail.
The golf the club publishes is Pete Dye’s Dye Canyon, Jack Nicklaus’s Painted Valley, and The Hills, a par-3. Ski lodges at Deer Valley and at Park City Mountain, a beach club, the Luke Ridge tubing hill, bowling, tennis, pickleball, and several restaurants are the amenities already named on this site. A lodge day is a club benefit, on the club’s terms. It is not a house in two places.
The map draws the Summit County neighborhoods in this cluster. A built year is a home. No built year is a homesite. Deer Crossing, West Hills, and Signal Hill are three of those neighborhoods. No townhomes or condos here; every home sits on its own lot.
Nick Melilli has lived at Promontory for about 20 years. Melilli Davis Group is not the on-site sales team. A membership, when one is offered, is the club’s. This page does not publish dues, initiation, transfer rules, or whether a membership is available. Write the group at hello@melillidavis.com. Nick’s line is (954) 383-1478.
Utah is a non-disclosure state. These pages do not publish a sold price, a closed price, or a neighborhood price index. An active card, when one matches, shows list price only.

Questions, answered
What is Promontory real estate?
Promontory real estate is homes and homesites in the private club north of Park City, in Summit County. The map draws the subdivision neighborhoods in the county records. The house is the deed. A club membership, when one is offered, is a separate relationship on the club’s terms. Melilli Davis Group is not the on-site sales team.
Which Promontory neighborhoods are on the map?
The county records supports The Summit, Dye Course Cabins, Buffalo Jump, Promontory Ridge, Pinnacle, Wapiti Canyon, Deer Crossing, West Hills, Aspen Camp, Range Hill, Golf Club Cabins, Ranch Club Cabins, The Gallery, Trapper's Cabins, Painted Sky, Signal Hill, Look Out Ridge, West View, Sunset Ridge, Elk Ridge Bluffs, Elk Ridge Heights, Promontory Ranches, Painted Shores, Nicklaus West, The Fairways, Villas at Painted Valley, Residences at Painted Valley, Double Deer Cottages, and Clubhouse Villas. Those names are the neighborhood names. The map draws the parcel, not a diagram.
Are there homesites in Promontory?
Yes. A residential parcel with no built year is drawn as a homesite. Pinnacle, The Gallery, Elk Ridge Bluffs, Promontory Ranches, The Fairways, Villas at Painted Valley, Residences at Painted Valley, Double Deer Cottages, and Clubhouse Villas are homesites in county records. Other neighborhoods mix homes and homesites. Unbuilt remnants over about five acres are left off. Promontory Ranches is drawn anyway, because those large parcels are the neighborhood.
Are there townhomes or condos in Promontory?
Summit County records do not label a Promontory neighborhood as a townhome or a condo. Double Deer Cottages and Clubhouse Villas are residential lots, one parcel per address, with no built year, so they are drawn as homesites. The cabin neighborhoods are homes where county records have a built year. Residences at Painted Valley is not split into condominium units.
Does a Promontory membership come with the house?
Not as a rule. Membership is the club’s. Whether it transfers, requires an application, or sits outside the sale is a question for the club and the resale documents. This page does not publish dues, initiation, or availability.
