Buyer guide
A buyer guide for Park City and the Wasatch Back
This is a plain-English guide to buying a home in Park City, Deer Valley, or the Wasatch Back. It is for a first home, a next home, or a ski home. It explains the usual path. It is not legal advice, and it is not a loan quote.
In this guide
The pre-approval page has a payment estimate. You type the price, the down payment, and the rate. It is principal and interest only, and it is labeled an estimate.
What this guide covers
The pages follow the order most buyers meet the work. You can read them straight through, or open the one you need.
First steps is how to start. Pre-approval is the lender letter, and it includes a payment estimate you fill in yourself. Making an offer explains Utah’s standard purchase contract in plain words: earnest money, deadlines, the inspection, and the appraisal. Closing costs names the usual buyer charges. The ski-home page covers associations, rental rules, and mountain inspections. The glossary defines the words as you go.
These places are not one market
Park City, Deer Valley, and the Wasatch Back sit near each other. They are not the same purchase. A house in town, a Deer Valley address, and a club community north of town ask different questions about roads, associations, and how you will use the house.
Start with how you want a normal week to feel. Then match a neighborhood to that week. The neighborhood pages linked below describe the places. The listings page is the public inventory. The market page is the broader update. A card on this site shows a list price, which is an asking price.
What this guide will not do
Utah is a non-disclosure state. This site does not publish a sold price, a closed price, or an assessed price.
It will not name a lender, and it will not quote a rate. The payment estimate on the pre-approval page uses only the numbers you type. It will not tell you which inspector or title company to hire. Your advisor can introduce people. You choose.
The advisor you start with stays with you through closing. How that guidance works is on the buying page. This guide is the map of the steps.
Questions, answered
Who is this buyer guide for?
Anyone buying a home in Park City, Deer Valley, or the Wasatch Back. That includes a first-time buyer, a buyer moving here, and a buyer choosing a second home or a ski home. The words are plain on purpose.
Does this guide replace an advisor?
No. It explains the usual path so the conversations are easier. The advisor you start with stays with you through closing. The buying page describes that guidance.
Where do I see homes for sale?
Public listings are on the listings page. Each neighborhood hub describes that place. The market page is the broader Park City update. A price on a card is a list price.
Is Deer Valley the same decision as Park City?
No. Deer Valley, a house in town, and a community on the Wasatch Back are different purchases. Roads, associations, and how you will use the house all change the decision. Read the neighborhood hub for the place you are considering.
