Places

South of the freeway

Pinebrook sits in the Snyderville Basin, in unincorporated Summit County, on the south side of Interstate 80. Summit County’s Snyderville Basin General Plan puts it in one planning area with Jeremy Ranch and draws the line at the freeway. Jeremy Ranch is north of Interstate 80. Pinebrook is bordered on the northeast by the same freeway. Kimball Junction, where Interstate 80 meets State Route 224, is east. Summit Park is farther west, toward the Salt Lake County line, on ground the plan calls steep and densely vegetated. The Summit Park and Timberline neighborhoods date to the late 1950s and early 1960s, before county zoning. Those are not Pinebrook neighborhoods.

The plan calls this the entry corridor and describes the subdivisions as largely built out: mostly single-family houses, with multi-family pockets among them. A house on an upper neighborhood and a townhome nearer Kilby Road can both be Pinebrook. They do not share one set of association rules. The commercial room the plan names is the southeast quadrant of Kilby Road and Pinebrook Road, including Quarry Junction. That corner is not a description of every street.

The neighborhoods

The county subdivision list places Pinebrook itself, Pineridge, Ecker Hill of Pinebrook, Sunridge, Eagle Ridge, Brook Hollow Village, Elk Run, High Meadows, Pinebrook Cottages, Pinebrook Pointe, Courtyards at Quarry Village, Quarry Junction at Pinebrook, Pine Creek, Horsethief Canyon Ranch, and Ranch Condo in Pinebrook. Cedar Ridge is the neighborhood the plan includes on the west side. Boot Hill on that list is a Pinebrook neighborhood, not the Boothill name in Park Meadows. Hillside stewardship is the zone on Ecker Hill, Pineridge, Sunridge, and Pinebrook Pointe. Rural residential is the zone on Elk Run, the cottages, Brook Hollow Village, and Horsethief Canyon Ranch. The lot in front of you is the neighborhood.

The Pinebrook Master Association, created in 1991, is the umbrella for those developments. It holds the larger common areas. A house can sit in a sub-association and in the master association. Read both for that address. There is no golf to transfer with the deed. We do not publish dues or a Pinebrook price index. The number that matters is the list price on a specific card.

Open space and the trails

The association says it owns and maintains the front side of Ecker Hill and the major common areas on the perimeter, about 600 acres, and that membership includes the trail system in that open space. The trails are private: perimeter paths and paths through the open space, for residents on foot, on a bike, and on snow. Member trailhead parking is off Buckboard Drive, on Canyon Drive, and at the park at Pinebrook Road and Pinebrook Boulevard. The association says the park was set aside in the early 1990s under the consent agreement that set the terms for development after 1991.

A trail is not a promise that a given lot fronts it, and the rules do not make it a public path through the neighborhood. Confirm the walk from the door. The drawing on this page separates the freeway, the park, and the names around them. It is not a neighborhood and not a trail map.

The canyon and the schools

The commute to Salt Lake is west on Interstate 80, through Parley’s Canyon. The drive into Park City is east to Kimball Junction, then south on State Route 224. The hour and the weather in the canyon change the trip. This page does not publish a minute count. The trees and the grade on this forested slope are the house. They are not a resort gate.

Jeremy Ranch is the page for the neighborhood north of the freeway. Golf there, if any, does not travel with a Pinebrook deed. Summit Park remains the older neighborhood to the west. A Park City mailing address does not move the house inside the city limits.

Schools are the Park City School District. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. The boundary page names Upper Pinebrook for Jeremy Ranch Elementary, and it names Brook Hollow, Cottages, Cedar Ridge, Eagle Ridge, Elk Run, High Meadows, Horse Thief, Pinebrook Point, Quarry Junction, and Ranch Condos for Parley’s Park Elementary. Those names are not a guarantee for every lot. Confirm the address. Ecker Hill Middle School is on Kilby Road, and the plan draws Pinebrook south past that campus.

The Park City real estate page is the index for the basin. How a purchase is handled is the buying page. A listing of a house you already own starts on the selling page.
