Places

The interchange

Kimball Junction is where Interstate 80 meets State Route 224. It is in the Snyderville Basin, outside Park City city limits, with Park City mailing addresses. Pinebrook is west of the junction and south of the freeway. Jeremy Ranch is north of the freeway. Silver Springs is east of State Route 224, between the junction and the Canyons side of Park City Mountain. The junction itself is commercial land, transit, and a set of residential plats.

Summit County’s subdivision list places Newpark, Redstone, the Village at Kimball Junction, Spring Creek, Canyon Creek, Powderwood at Landmark, Trout Creek, and Fox Pointe at Kimball Junction. A house in Canyon Creek and a condominium in Newpark can both be discussed as the junction. They do not share one association. The retail sites under a separate approval are not these listings.

Plats, and the plans that are not homes yet

The public planning note on this site, five updates at Kimball Junction, covers what was on the record in late September 2026: paving on State Route 224, the Bobsled Express bus line described as running in phases through summer 2028, the Junction Commons approval at the former outlets site, the Altus subdivision west of the PEAK Center, and trail detours that include McLeod Creek. Approval of a plan is not a home you can tour. This page does not restate a unit count.

The cards use MLS subdivision names that match the built plats without pulling a longer, different name: Powderwood, Canyon Creek, Fox Point At Redstone, Newpark Hotel, Newpark Terrace, Newpark Resort Residences, Spring Creek, and Trout Creek. A shorter word such as Landmark is not a filter, because it would reach places that only share a word. Confirm the subdivision on the card. Housing here is houses, townhomes, or condominiums, depending on the plat. There is no golf membership to transfer with the deed. We do not publish dues or a Kimball Junction price index. The number that matters is the list price on a specific card.

Two roads, then school

The roads are the point of the junction. Interstate 80 is the freeway west through Parley’s Canyon and east across the basin. State Route 224 runs south from the junction into Park City and toward the Canyons side of Park City Mountain. The ski day is a drive. This page does not call the junction ski-in or ski-out. The hour and the weather change the trip. This page does not publish a minute count.

Schools are the Park City School District. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. The neighborhood name is not the assignment. Ecker Hill Middle School is on Kilby Road. Which elementary school a given lot is named for is the district’s boundary page. The drawing separates the freeway, State Route 224, and the plat names. It is not a neighborhood and not a trail map.

What buyers ask, and a note for an owner

Buyers ask which plat the address is in, whether the week is a house or a condominium, and how State Route 224 behaves on a winter morning. They also ask what an approved project means for a house that is already built. The built house and the approved plan are different records. Snyderville is the page for basin pockets that do not have their own page. Park City real estate is the index. A purchase starts on the buying page.

An owner starts on the home value page. That page does not calculate a price, and it does not display one. A listing starts on the selling page. Nick Melilli, Marcie Davis, Darrick Olsen, and Derek Fossey are the advisors. That person stays with you through closing. Write the group at [email protected]. Nick’s line is (954) 383-1478. There is no group telephone.

Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card below, when the feed has one, is list price only. Confirm status and price with the listing brokerage.
