Silver Creek. Silver Creek, not Silver Springs. The name has to match. An original Melilli Davis drawing. Not a survey, not a lot map, and not a club map. Drag to move. Pinch, hold Ctrl and scroll, or tap the buttons to zoom. The pale line is Interstate 80. The gold line is U.S. Highway 40. Kimball Junction has its own page.

Places

The basin, then the pockets without a page

The Snyderville Basin is the unincorporated county ground around Park City. Summit County’s Snyderville Basin General Plan is the planning document for that ground. Pinebrook and Jeremy Ranch sit on either side of Interstate 80 and have their own pages. Kimball Junction is the interchange of that freeway and State Route 224. Silver Springs is east of State Route 224. Trailside is the cluster the county plats near Silver Summit. Promontory and Glenwild are private clubs north of town. This page does not repeat those inventories.

What this page lists are four MLS subdivision names that do not have a neighborhood page of their own: Silver Creek Village, Silver Creek, Silver Creek Estates, and Old Ranch Road Area. A house in Silver Creek Village and a lot on Old Ranch Road can both show up here. They are not one subdivision, and they do not share one association. A shorter name is not used to pull a longer, different place.

Why the name is older than the plats

The name Snyderville is older than the current plats. The Silver Springs master association places Samuel Comstock Snyder’s grist mill at the south entry of that community, on Highway 224. That building is one historic fact in the basin. It does not make every Silver Creek address part of Silver Springs. Use the Silver Springs page for that community.

Home types follow the subdivision. Silver Creek Village is a village of houses and attached homes. Silver Creek and Silver Creek Estates are separate names in the same feed, and a card has to match the name, not merely contain the words. Old Ranch Road Area is the name the feed uses along that road, including land when the feed has a lot. We do not publish a Snyderville price index. The number that matters is the list price on a specific card.

Two ways into town

Roads depend on the pocket. Silver Creek Village sits toward U.S. Highway 40, on the east side of the basin, rather than on the State Route 224 interchange. Old Ranch Road is a basin road of its own. The drive into Park City from the west side of the basin is Kimball Junction, then south on State Route 224. From the east side, U.S. Highway 40 is the other approach. This page does not publish a minute count. A ski day is a drive. None of these four names is a ski-in door.

Schools are the Park City School District. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. The neighborhood name is not the assignment. The drawing separates the freeway, U.S. Highway 40, and the four names this page lists. It is not a neighborhood and not a trail map.

What buyers ask, and a note for an owner

Buyers ask whether they want the whole basin or one pocket. If the search is Pinebrook, Jeremy Ranch, Kimball Junction, Silver Springs, or Trailside, use that page. If the search is Silver Creek, Silver Creek Village, Silver Creek Estates, or Old Ranch Road, the cards below are the filter. Park City real estate is the index. A purchase starts on the buying page.

An owner starts on the home value page. That page does not calculate a price, and it does not display one. A listing starts on the selling page. Nick Melilli, Marcie Davis, Darrick Olsen, and Derek Fossey are the advisors. That person stays with you through closing. Write the group at [email protected]. Nick’s line is (954) 383-1478. There is no group telephone.

Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card below, when the feed has one, is list price only. Confirm status and price with the listing brokerage.

Questions, answered

What does Snyderville mean on this page?

Snyderville Park City real estate here means the Snyderville Basin, the unincorporated Summit County ground around Park City. The listings are only Silver Creek Village, Silver Creek, Silver Creek Estates, and Old Ranch Road Area. Pinebrook, Jeremy Ranch, Kimball Junction, Silver Springs, and Trailside have their own pages.

Is Silver Creek the same as Silver Springs?

No. Silver Creek, Silver Creek Village, and Silver Creek Estates are the names on this page. Silver Springs is the master-planned community east of State Route 224. A card has to match the subdivision name. Sharing a word is not enough.

Are these ski-in homes?

No. A ski day from Silver Creek or Old Ranch Road is a drive. The west side of the basin uses Kimball Junction and State Route 224. The east side is closer to U.S. Highway 40. This page does not publish a drive time.

Where does the Snyderville name come from?

The Silver Springs master association places Samuel Comstock Snyder’s grist mill at the south entry of that community, on Highway 224. That is one historic building in the basin. It does not put every Silver Creek address inside Silver Springs.

How do I request a valuation in Snyderville?

Start on the home value page. The note is for one address. It does not calculate a price, and it does not display one. A listing starts on the selling page. A card is list price only.
