Places

Trailside Park, not Empire Pass

The county’s Trailside Park subdivision is located at Silver Summit, in unincorporated Summit County, with Park City mailing addresses. U.S. Highway 40 is the road on this side of the basin. Silver Creek and the other Snyderville pockets are nearby. Silver Springs is a different community, west of here, on State Route 224. Empire Pass is Upper Deer Valley. A townhome there can carry the word Trailside in a resort name. That door is not this page.

The MLS names this page uses are Trailside Park, Mountain Ranch Estates, Highland Estates, and Park Ridge Estates. Those strings are the filter. A shorter phrase is not used, because it would match a different ranch name or a resort townhome. Quarry Mountain Ranch is a different subdivision and is not included. Sun Peak, Bear Hollow, and the Utah Olympic Park are not these names either.

Houses and lots

What is recorded under those names is houses and, when the feed has them, lots. Highland Estates, Mountain Ranch Estates, and Park Ridge Estates are not one association because they share a basin. Read the documents for the address. There is no club membership to transfer with the deed. We do not publish dues or a Trailside price index. The number that matters is the list price on a specific card.

A buyer comparing a resort townhome with a house near Silver Summit is comparing two purchases. The subdivision field is the check. If the card says Empire Pass, Upper Deer Valley is the page. If the card says Trailside Park, Mountain Ranch Estates, Highland Estates, or Park Ridge Estates, it belongs here.

U.S. Highway 40, then school

U.S. Highway 40 runs between Park City and the Jordanelle. Trailside Park sits on the Summit County side of that drive, near the Silver Summit interchange, not on the Deer Valley side of town. A ski day is a drive to Deer Valley or to Park City Mountain. This page does not publish a minute count, and it does not describe these lots as ski-in or ski-out.

Schools are the Park City School District. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. The neighborhood name is not the assignment. The drawing separates U.S. Highway 40 from the four subdivision names. It is not a neighborhood and not a trail map.

What buyers ask, and a note for an owner

Buyers ask whether a listing is Trailside Park or a Deer Valley townhome that uses a similar word, which estate name is on the deed, and whether the card is a house or a lot. Snyderville is the wider basin page. Silver Springs is the community on State Route 224. Park City real estate is the index. A purchase starts on the buying page.

An owner starts on the home value page. That page does not calculate a price, and it does not display one. A listing starts on the selling page. Nick Melilli, Marcie Davis, Darrick Olsen, and Derek Fossey are the advisors. That person stays with you through closing. Write the group at [email protected]. Nick’s line is (954) 383-1478. There is no group telephone.

Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card below, when the feed has one, is list price only. Confirm status and price with the listing brokerage.

Questions, answered

Where is Trailside?

On this page, Trailside is Trailside Park in the Snyderville Basin, located by Summit County at Silver Summit. Mailing addresses are Park City. It is not Empire Pass, and it is not the Utah Olympic Park.

Which subdivision names match Trailside homes for sale here?

Trailside Park, Mountain Ranch Estates, Highland Estates, and Park Ridge Estates. Quarry Mountain Ranch is a different subdivision and is not included. A shorter name is not the filter, so a resort townhome that only shares a word does not appear.

Are Trailside homes ski-in?

No. U.S. Highway 40 is the road. A ski day is a drive to Deer Valley or Park City Mountain. This page does not describe these lots as ski-in or ski-out, and it does not publish a drive time.

How is Trailside different from Silver Springs and Snyderville?

Silver Springs is the master-planned community east of State Route 224. Snyderville, on this site, lists Silver Creek and Old Ranch Road. Trailside is the Trailside Park cluster near Silver Summit. The three are different showings.

How do I request a valuation for a Trailside home?

Start on the home value page. The note is for one address. It does not calculate a price, and it does not display one. A listing starts on the selling page. A card is list price only.
