Places

East of State Route 224

Silver Springs sits in the Snyderville Basin. Mailing addresses are Park City. The community is not inside Park City city limits. Kimball Junction is north, at Interstate 80. The Canyons side of Park City Mountain is south. The master association describes the single family phases as 1A through 1E, South Shore as the remainder of 1D and 1F, and North Shore as phase 1G. It also describes seven condominium and townhome subdivisions, and lakes inside the community.

The same account places the original Samuel Comstock Snyder grist mill at the south entry, on Highway 224. That is a historic building at the entry. It is not a claim about every lot. County plats located with Silver Springs include phases 1A through 1E, Northshore, Southshore, Little Lake, Ranch Place, Meadow Wild, Ptarmigan, Quail Meadow, Willow Bend, and the townhouses. Snyders Mill is the name the association and the listing feed use for the mill neighborhood. Silver Summit is a different area, nearer U.S. Highway 40, and it is not on this page.

Houses, townhomes, and the lakes

A house in a single family phase and a townhome in one of the condominium subdivisions can both be Silver Springs. They do not share one set of association rules. A house can sit in a sub-association and in the master association. Read both for that address. The lakes and the paths are common area the association describes. A path is not a promise that a given lot fronts the water.

There is no golf membership to transfer with the deed. We do not publish dues or a Silver Springs price index. The number that matters is the list price on a specific card. The filter uses the recorded names, including Northshore, Southshore, Ranch Place, Willow Bend, Quail Meadows, and Snyders Mill. It does not use Silver Summit.

The highway, then school

State Route 224 is the road at the entry. Kimball Junction and Interstate 80 are north. Park City is south on that highway. A ski day is a drive to Park City Mountain or to Deer Valley. This page does not publish a minute count, and it does not treat the neighborhood name as ski access. Trailside is the cluster nearer Silver Summit and U.S. Highway 40. Snyderville is the page for other basin pockets.

Schools are the Park City School District. Elementary schools run through grade 5, Ecker Hill Middle School is grades 6 through 8, and Park City High School is grades 9 through 12. Confirm the address. The neighborhood name is not the assignment. The drawing separates the highway, the lakes, and the phase names. It is not a neighborhood and not a trail map.

What buyers ask, and a note for an owner

Buyers ask which phase the address is in, whether the lot is a house or a townhome, and how the master association and the sub-association split the rules. They ask about the lakes as common area, not as a private shoreline. Park City real estate is the index. A purchase starts on the buying page.

An owner starts on the home value page. That page does not calculate a price, and it does not display one. A listing starts on the selling page. Nick Melilli, Marcie Davis, Darrick Olsen, and Derek Fossey are the advisors. That person stays with you through closing. Write the group at [email protected]. Nick’s line is (954) 383-1478. There is no group telephone.

Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card below, when the feed has one, is list price only. Confirm status and price with the listing brokerage.
