Wasatch Back
Wasatch Back real estate
Park City, Deer Valley, the Snyderville Basin, the Jordanelle, the Heber Valley, and the Kamas Valley.
The area
The Wasatch Back, on this page, is Park City, Deer Valley, the Snyderville Basin, the Jordanelle, the Heber Valley, and the Kamas Valley. It is not one neighborhood, and it is not one set of rules. A house in Old Town and a house in Heber do not share a commute, a ski door, or an association.
Park City is the city. In town, the neighborhoods are Old Town, Park Meadows, and Prospector. Deer Valley and Canyons Village are the two ski areas beside that town. The Snyderville Basin is unincorporated Summit County around Park City. Pinebrook and Jeremy Ranch sit in that basin, on either side of Interstate 80. Promontory and Glenwild are private clubs north of town.
The Jordanelle is the reservoir between Park City and Heber. Hideout is the town on the reservoir. Deer Valley East is the east side of Deer Valley, above the reservoir. Tuhaye is Talisker Club golf above the Jordanelle. Marcella is the ski community at Ski Beach on that east side.
The Heber Valley is Heber and Midway. Red Ledges is a private club in Heber. Victory Ranch is a private community in Kamas, along the Upper Provo River, and this site treats it as a Heber Valley purchase as well. The Kamas Valley is Kamas, Francis, Oakley, and Woodland, east of Park City. The Heber Valley page and the Kamas Valley page are the closer looks. This page is the overview.
Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card, when the feed has one, is list price only. Confirm status and price with the listing brokerage.

What to know
Commute to Park City
In town, Old Town, Park Meadows, and Prospector are inside Park City. From the Snyderville Basin, the drive into Park City is east to Kimball Junction, then south on State Route 224. Interstate 80 is the freeway at that junction. From Heber and Midway, the road to Park City is U.S. Highway 40 past the Jordanelle. From Kamas, State Route 248 runs west into Park City. Francis and Oakley are north of Kamas on State Route 32. Woodland is south of Kamas on State Route 35. Weather and the hour change every one of those trips. This page does not publish a drive time.
Ski access
Deer Valley and Park City Mountain are the ski areas. Canyons Village is the base village on the Canyons side of Park City Mountain. Some doors are described as ski-in or ski-out. Many are a walk, a shuttle, or a drive. A house in Heber, Midway, Kamas, Francis, Oakley, or Woodland is a drive to those resorts, including in winter. That drive is part of the purchase. The neighborhood page says how that address sits. One trail map does not move access from one neighborhood onto another.
Water, wells, and septic
Some houses are on a water company and a public sewer. Others are on a well, a septic system, or both. A well and a septic system are different maintenance jobs from city water and a public sewer. Confirm which ones this address uses. A neighbor’s setup is not this house. This page does not map wells or septic systems.
HOAs
Many neighborhoods have a homeowners association, and some have more than one. The association sets shared rules and shared costs for that community. A private club, where there is one, is not the deed. A membership may transfer, it may require an application, or it may not be available. Read the documents for this address. We do not publish dues. The ski-home page is the longer note on associations.
Rental rules
Park City, Summit County, and Wasatch County each have their own rules for short-term rentals. Heber and Midway are in Wasatch County. Park City and the Snyderville Basin are in Summit County. Deer Valley East is not the same county question as Old Town, so confirm the county on the deed. An association can be stricter than the city or the county. Nightly rental, a minimum stay, and no rental at all are all possible. The documents for this address are the ones that apply. Rules change. Confirm the current public rule with that city or county, and read the association. The ski-home page covers the same split.
The cards use the city list this site already uses for the Wasatch Back search: Park City, Heber City, Midway, Kamas, Oakley, Francis, Hideout, Coalville, and Wanship. Coalville and Wanship are in that search. They do not have their own page here. Search listings opens that same Wasatch Back search, with the Park City line turned off.
Homes for sale
List price only. Utah is a non-disclosure state, so this row does not show a sold price. Cards are active listings in the cities for this page. The feed is limited and comes back highest list price first, so this is not every home for sale. Confirm status and price with the listing brokerage.

Questions, answered
What does Wasatch Back real estate include on this page?
Park City, Deer Valley, the Snyderville Basin, the Jordanelle, the Heber Valley, and the Kamas Valley. Each of those has its own pages, linked above. This page is the overview. It is not one neighborhood and not one association.
How do I get to Park City from Heber or from Kamas?
From Heber and Midway, the road is U.S. Highway 40 past the Jordanelle. From Kamas, State Route 248 runs west into Park City. Francis and Oakley are north of Kamas on State Route 32. Woodland is south of Kamas on State Route 35. From the Snyderville Basin, the drive is east to Kimball Junction, then south on State Route 224. This page does not publish a drive time.
Is skiing at the door outside Park City?
Deer Valley and Park City Mountain are the ski areas, including Canyons Village. A house in the Heber Valley or the Kamas Valley is a drive to those resorts, including in winter. Some doors inside the resorts are described as ski-in or ski-out. That description belongs to the unit, not to the valley.
What should I confirm about water, septic, the association, and rentals?
Confirm whether the house is on a water company or a well, and on a public sewer or a septic system. Read the homeowners association documents for this address, if there is an association. A club membership, where one is offered, is separate from the deed. Rental rules depend on the city or county and on the association. The ski-home page is the longer note. We do not publish dues.
Do you publish a sold price for the Wasatch Back?
No. Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. Cards are list price only. Confirm status and price with the listing brokerage. Published medians stay on the Park City real estate market update.
