Heber and Midway

Heber Valley real estate

Heber and Midway, with Red Ledges and Victory Ranch on their own pages.

The area

Heber Valley real estate, on this page, is homes in Heber and Midway. The valley is south of the Jordanelle. It is not inside Park City, and it is not a Deer Valley gate.

Red Ledges is a private club in Heber, on its own page. Victory Ranch is a private community in Kamas, along the Upper Provo River, also on its own page. This site treats Victory Ranch as a Heber Valley purchase because of the valley and the drive. The two clubs do not share documents. A membership, when one is offered, is not the deed.

Midway is in the same valley as Heber. This site does not have a separate Midway map. A Midway address is still its own deed and its own association.

Hideout is the town on the Jordanelle, between Park City and Heber. Deer Valley East is the east side of Deer Valley, above the reservoir. Those are different pages from a house in Heber or Midway. The Wasatch Back page is the wider overview. The Kamas Valley page covers Kamas, Francis, Oakley, and Woodland.

Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card, when the feed has one, is list price only. Confirm status and price with the listing brokerage.

What to know

Commute to Park City

The drive from Heber and Midway to Park City uses U.S. Highway 40 past the Jordanelle. Heber is not Old Town, and it is not a Deer Valley gate. A winter week has to include that road. This page does not publish a drive time. Weather and the hour change the trip.

Ski access

Skiing is a drive from Heber and Midway, including in winter. Deer Valley and Park City Mountain are the resorts. Deer Valley East is closer to the mountain than a house in Midway, and it is still its own map. A ski-in or ski-out description belongs to a specific door at the resort, not to the valley.

Water, wells, and septic

Some houses are on a water company and a public sewer. Others are on a well, a septic system, or both. A well and a septic system are different maintenance jobs from city water and a public sewer. Confirm which ones this address uses. A neighbor’s setup is not this house. This page does not map wells or septic systems.

HOAs

Red Ledges and Victory Ranch are private clubs. Membership is not the deed. It may transfer, it may require an application, or it may not be available. Other houses in Heber and Midway may have a homeowners association, or they may not. Read the documents for this address. We do not publish dues. The ski-home page is the longer note on associations.

Rental rules

Heber and Midway are in Wasatch County. Wasatch County’s short-term rental rules are not Park City’s rules. An association can be stricter than the county. Nightly rental, a minimum stay, and no rental at all are all possible. Confirm the current county rule and read the documents for this address. Rules change. The ski-home page covers the same split.

The cards are active listings in Heber City and Midway. Victory Ranch is also filed under Kamas, so use the Victory Ranch page for that community. Search listings opens the wider Wasatch Back search, with the Park City line turned off. It is not a Heber-only map.

Homes for sale

List price only. Utah is a non-disclosure state, so this row does not show a sold price. Cards are active listings in the cities for this page. The feed is limited and comes back highest list price first, so this is not every home for sale. Confirm status and price with the listing brokerage.
