Victory Ranch homes for sale are houses in the private community in Kamas, along the Upper Provo River, in Wasatch County. Kamas is not a Park City gate. The winter drive back to the resorts is part of the purchase, which is why this search sits with the Heber Valley and not with a Snow Park condominium. The Victory Ranch real estate map draws the Wasatch county parcel lines. This page is the house search on that map.

The lettered neighborhoods are the main records: A, B, E, F, J, K, L, M, N, P, R, S, T, U, W, Y, and Z, including the amendments. In that drawn set county records have one hundred seventy-five homes, ninety-nine homesites, and sixteen townhome lots. Lots run from about 0.07 acres to about 10. The S neighborhoods are recorded as townhomes, and those small lots are drawn as townhomes, so they are not the house row here. A homesite is a residential parcel with no built year. It is not a finished house.

The named pockets are smaller records. Barn Overlook is four phases. Phases 1, 2, and 3 are townhomes, twenty-seven lots, and phase 4 is three homes. Lots there are about 0.20 to 0.54 acres. The Barn itself is one parcel and is not drawn as a neighborhood of lots. The cabins are neighborhoods G, H, and I: twenty-two homes, each with a built year, on lots about 0.17 to 0.32 acres. The neighborhood says cabins. It does not say condominium, and county records have no condo neighborhood under the Victory Ranch name. Juniper Draw is four homes, about half an acre to about 0.85. River Terrace is three homes and four homesites, lots about 0.56 to about 4.7 acres. River Ranches is one unsplit parcel of about thirty acres and is not drawn as lots.

The club publishes a Rees Jones golf course, fly fishing, The Barn for pool and fitness, and riverside dining at the Freestone Lodge. That is the club's description of the setting. The golf-course parcels themselves are left off the map. A lot in the community is not a fairway lot by default. Membership, when one is offered, may transfer, require an application, or sit outside the sale. Melilli Davis Group is not the on-site sales office, and this page does not quote dues or initiation. Townhomes and bare pads can be for sale without appearing, because the feed asks for houses. Use the map for Barn Overlook, the S neighborhoods, and the homesites. An empty row means the feed had no active house under these subdivision names. It does not mean the community is gone. Red Ledges, in Heber, is the other Heber Valley club on this site. The drive from Kamas is not the drive from Heber.
