What to know

Commute to Park City

State Route 248 runs between Kamas and Park City. Francis and Oakley are north of Kamas on State Route 32. Woodland is south of Kamas on State Route 35. The winter drive back to Park City is part of a purchase in this valley. This page does not publish a drive time. Weather and the hour change the trip.

Ski access

Skiing is a drive from Kamas, Francis, Oakley, and Woodland, including in winter. Deer Valley and Park City Mountain are the resorts. Tuhaye is golf above the Jordanelle, not a ski-in door. Red Cloud, the Talisker ski neighborhood, is at Empire Pass in Upper Deer Valley, not in this valley.

Water, wells, and septic

Some houses are on a water company and a public sewer. Others are on a well, a septic system, or both. A well and a septic system are different maintenance jobs from city water and a public sewer. Victory Ranch and Tuhaye are private clubs. Membership is not the deed. It may transfer, it may require an application, or it may not be available. Rental rules

Confirm the county on the deed before you rely on a rental rule. Kamas is the mailing city on some Wasatch County parcels, including Victory Ranch on this site, and Kamas is also a Summit County city. Oakley, Francis, and Woodland need the same check.
