Promontory homes for sale: how to choose a neighborhood

The house is one question. Membership is another. Deer Valley is a different mountain.

Buying & sellingPromontory · Park City

A search for Promontory homes for sale still treats the private club as one place. The club’s name is not a way to choose a house. The houses are finished homes inside the club north of Park City, in Summit County. The Summit, Deer Crossing, West Hills, Signal Hill, Nicklaus West, the cabin areas, and Promontory Ranches do not share one lot or one street. A house on The Summit and a lot in a cottage area can both be Promontory. They are not the same showing.

Promontory real estate that starts with a house starts with which part of Promontory it sits in, then the year it was built. Park City real estate still has to name that part for the address. A search for Park City Luxury Real Estate can land on this club, or it can land on a ski village. This note is about the house. The hub is the Promontory real estate page. When a home is listed, it is on the listings page.

Start with the part of Promontory

A home with a year built is a finished house. A lot with no year built in the county record is a homesite. A homesite still needs design review. A finished floor plan is a different set of questions. Finished homes are on the homes map. Lots with no year built are on the homesites map. A Promontory resale belongs to one neighborhood: which part of Promontory, which road, and what the club will say in writing about that address. Deer Crossing is not West Hills. Signal Hill is not Nicklaus West. The Summit is not Promontory Ranches.

Cabin areas are still house lots

These Promontory neighborhoods have no townhome section and no condominium section in the county record. Double Deer Cottages, Clubhouse Villas, and the cabin areas are house lots, one lot per address. The name can say cabins or cottages. It does not say townhome or condominium. A smaller lot is still one house lot.

Golf, the gate, and the house

Golf, a gate, and a house are three facts. The name of the area tells you which part of Promontory the address is in. It does not tell you whether a membership comes with the house, whether the buyer must apply, or what the club will put in writing. Membership terms are the club’s. Ask the club, in writing, for the address being toured. Membership is not the deed.

Melilli Davis Group is not the on-site Promontory sales team. Nick Melilli has lived at Promontory for about 20 years. That is a reason the conversation starts with which part of Promontory the house is in. It is not a substitute for the club’s letter. This note does not quote dues or the cost to join.

If the week is golf, the longer note is Park City golf homes. Promontory is one club on that list. The questions about which part of Promontory stay in this note.

Winter is a drive

Winter at this club is a drive to a resort, or a club arrangement if the club offers one for that membership. A drive is not ski-in/ski-out. An arrangement, when the club offers one, does not make the house a Deer Valley address. Deer Valley condos for sale are a different mountain. Deer Valley homes for sale are the houses on that mountain. The map for both is the Deer Valley real estate page. Keep those tours on their own day.

What to read before you write an offer

  • The part of Promontory. The Summit, Deer Crossing, West Hills, Signal Hill, Nicklaus West, a cabin area, and Promontory Ranches are not one showing. Name that part before you compare two houses.
  • The kind of property. A year built means a finished home. No year built in the county record means a homesite. These neighborhoods have no townhome section and no condominium section. A cabin or cottage area is still a house lot.
  • The membership letter. Golf, the gate, and the house are three facts. Ask the club, in writing, what comes with the address you are touring. We do not quote dues or the cost to join.
  • The winter morning. A drive to a resort, or a club arrangement if one is offered, is not ski-in/ski-out. A Deer Valley condo or a Deer Valley house is a different mountain. Keep that tour on its own day.
  • The listing. When a home is for sale, read it on the listings page. This note does not name an address or a list price.

We do not publish a price index or an inventory count. Utah does not disclose sold prices, and this note does not print one. It does not print an assessed price. The cover is an aerial of Promontory club fairways, tennis, and pools, with the mountains north of Park City. It is the club landscape, not a house for sale.
