Buying a Park City luxury home: what to check

A club, a ski village, and an estate lot answer different weeks.

Buying & sellingPark City · Promontory · Talisker · Deer Valley

Park City luxury homes for sale arrives as one search. Locally it is three kinds of house. Luxury is not a price band this site publishes. It is the week the house is for: a private club, a ski village, or an estate lot with land and a design review between you and a neighbor.

What luxury means here

  • A club. Promontory and Glenwild sit north of town. Tuhaye, above the Jordanelle, is the golf side of Talisker. The house is a deed. A membership, when one is offered, is a second relationship, on the club’s terms. The pages are /neighborhood/promontory, /glenwild-real-estate, /neighborhood/tuhaye, and /neighborhood/talisker.
  • A ski village or a ski gate. Deer Valley is not one pocket. Lower Deer Valley, Upper Deer Valley, Deer Crest, and Empire Pass do not share a rulebook. Red Cloud is the Talisker neighborhood inside Empire Pass. Canyons Village is the base village on the Canyons side of Park City Mountain, and it is not a private club. Start at /neighborhood/deer-valley, /neighborhood/lower-deer-valley, /neighborhood/upper-deer-valley, /deer-valley-real-estate/east-deer-valley, /deer-valley-real-estate/upper-deer-valley/red-cloud, and /neighborhood/canyons-village.
  • An estate lot. Some searches are land: a homesite inside a club, or a parcel where the drive and the view matter more than a finished floor plan. A lot still has design review, access in winter, and whatever the association or the club already requires. It is not a house with the amenities assumed.

How to shortlist

Pick the week first. Golf and a gate point to Promontory or Tuhaye before anyone opens a Deer Valley tour. A ski week points to /neighborhood/deer-valley and the note at /blog/ski-in-ski-out-park-city-homes. A house with no club is a different records: /blog/a-park-city-house-without-a-club. A condominium is a different records again: /blog/park-city-condos-for-sale.

Keep the shortlist to addresses that answer the same week. A Tuhaye homesite, a Canyons Village condominium, and an Empire Pass ski house are three tours. They are not one comparison. The note that keeps Promontory, Tuhaye, and Canyons Village apart is /blog/promontory-tuhaye-canyons.

Questions to ask before a second showing

  • Which community is this address actually in?
  • Does a membership transfer, require an application, or sit outside this sale? The longer version of that question is /blog/membership-is-not-the-deed.
  • Is ski access out the door, a walk through a village, or a drive to a base?
  • If it is a homesite, what has design review already accepted?
  • What does the resale package say about rentals, assessments, and what stays?

We do not publish a luxury price index, a count of homes for sale, or dues. Utah does not disclose sold prices, so this note does not print one. A useful number is the one attached to a specific house, after the pocket is clear.

The cover is Promontory: golf, tennis, and the mountains north of town. It is one kind of luxury week, not a stand-in for Deer Valley or for a lot.
