Park City homes before opening day

The ski calendar is public. The house record is not.

Buying & sellingPark City · Deer Valley

Opening day is a date on a resort calendar. Park City real estate is a deed, an association, and a winter morning that has to work when the lot is full. Buyers who wait for the first groomed run still have to name the mountain, the product, and the access before they tour. The ski week does not invent those answers.

Three records before the rope drops

  • The mountain. Park City Mountain and Deer Valley are one town and two kinds of homes. A trail map does not move a resale certificate. The note that keeps them apart is /blog/park-city-mountain-and-deer-valley. Deer Valley itself splits Upper (Silver Lake, with Empire Pass on that page) and Lower (Snow Park). That map is /deer-valley-real-estate.
  • The product. A condo, a townhome, a house, and a homesite answer different winters. Park City condos for sale still mean a unit, an association, and often a rental program — three documents, not a smaller house. That note is /blog/park-city-condos-for-sale. Deer Valley townhomes are not lodge units with stairs; that note is /blog/deer-valley-townhomes.
  • The access. Ski-in ski-out Park City homes are not one product. A door onto snow, a walk across a plaza, a shuttle, or a drive are different mornings. Confirm the threshold you are touring. The older note is /blog/ski-in-ski-out-park-city-homes.

What the calendar does change

Showings tighten when weekends fill with destination buyers. Snow removal, garage clear height, and whether a village shuttle runs on powder mornings become practical questions instead of brochure lines. A condo rental calendar and a private-club winter gate are still separate decisions from the deed. Membership is not the deed; that note is /blog/membership-is-not-the-deed.

October on this site is still a quieter window than the week the lifts turn. That market note is /blog/october-park-city-real-estate. It does not mean every Park City luxury home is interchangeable. A club pocket, a ski village, and an estate lot still answer different weeks. The shortlist note is /blog/park-city-luxury-homes-for-sale.

We do not publish a price index or an inventory count. Utah does not disclose sold prices, and this note does not print one. The cover is Park City and Deer Valley at twilight. It is the basin, not a listing for sale. For a tour that starts with the records, call Nick Melilli at (954) 383-1478 or write hello@melillidavis.com. Marcie Davis is at (435) 602-9577. Written for this site by Melilli Davis Group. It is orientation, not a valuation and not a club policy. Where a sale is mentioned, Utah non-disclosure means last list price only.
