Park City vs. Deer Valley: where to buy for the way you actually live

Two mountains in one town. The week you live decides the address.

Buying & sellingPark City · Deer Valley

People ask us where to buy, Park City or Deer Valley, as if one answer fits the household. It does not. Park City real estate and Deer Valley real estate sit in one town and serve different weeks. This note is how we sort the way you actually live before a tour starts. Active cards, when the feed has them, are on the listings page.

Two resorts, two kinds of day

Park City Mountain is already two bases. The town side sits against Old Town. Canyons Village is the base village on the Canyons side, toward Kimball Junction from Main Street. Skis and snowboards both belong on that mountain. Deer Valley is the other resort, and it is skiers only. A snowboard is not part of a day there. If someone in the household rides a snowboard, the mountain is already chosen. The note that keeps the two resorts in separate records is Park City Mountain and Deer Valley.

Park City, by the week you want

Old Town is the historic core. Main Street is the public room: dinner, and a winter night that does not require a car when the door is close enough. The grade is part of the house. Two blocks uphill in January is not two blocks on the flat. Town Lift plaza is the resort’s access to that street. It is not every door in the neighborhood. Walk the route from the address, in the season you will use it.

Park Meadows is in-town houses and condominiums. The school campus sits in the same city plan, which is why a full year in town often starts here. Main Street is a drive from these lots. Park Meadows Country Club is the in-town golf and social club. A house in the neighborhood is not a membership. The note that keeps the club off the deed is Membership is not the deed.

Prospector is east of Old Town, on the Rail Trail side. Prospector Square is the commercial room. The housing is houses and condominiums. It is not a private club, and it is not a resort gate. Main Street is west. A paved trail through the neighborhood is not a promise that every lot fronts it.

Canyons Village is not one of those three town neighborhoods. It is the base village on the Canyons side of Park City Mountain: condominiums, townhomes, and houses, with dining and skier services in the walk. Some doors face the snow. Some mornings start across the plaza. There is no private club to transfer with that deed. The four files are the Canyons Village note. Active condominiums, when listed, are on Canyons Village condos for sale.

Kimball Junction is down the highway from that village. It is where a lot of Park City runs errands. It is not a ski door, and it is not a walk to Main Street. What is public about the junction is five updates at Kimball Junction.

Deer Valley is three maps

Deer Valley on this site is three maps. Lower Deer Valley is Snow Park, the base closest to Main Street. Most of what people tour there is condominiums and townhomes, and a hillside house is often a drive to the base, not a door on the snow. Upper Deer Valley is Silver Lake, mid-mountain: the village, and the houses and homesites on the runs around it. East is Deer Valley East. East Village is the expansion base on the Mayflower ground above the Jordanelle. Deer Crest is the gated community beside the resort, on that same east side, and it is not the village. The neighborhood files are Deer Valley East Village homes.

Empire Pass sits at the top, on the Upper map. It is a gate, not another name for the resort, and it is not Silver Lake Village. The note that keeps Upper and Lower apart is Upper vs Lower Deer Valley. The pass itself is Empire Pass homes for sale.

Lock-and-leave, or a house you live in

Lock-and-leave is a second home you can close for weeks. The question is who handles the snow, the driveway, and a pipe if the heat fails while you are somewhere else. A condominium often puts the walks, the roof, and a lobby in the association’s budget. That is the appeal. It is not a promise. The budget for that building is the page that says so. A house can be lock-and-leave too. The driveway, the walk from where the car stops, and a person with a key are then yours to arrange. We do not estimate dues, and we do not name a manager for you.

Full-time living is a different week. You want a street that works in July and in January, a school week if that is the household, and errands that do not require a resort village. Park Meadows and Prospector are built as neighborhoods for that year. Old Town can be a primary home when you want Main Street as the ordinary room. Deer Valley can be a primary home too. The winter road and the resort calendar are still part of that week. A lock-and-leave lodge and a year-round house do not belong on the same short list.

A condo, a house, or ski-in ski-out

The product is the next split. Park City homes for sale are single-family houses. Park City condos are a unit and an association, and often a rental question. Deer Valley homes and Deer Valley condos are the same split on the other mountain. A townhome can share a wall and still be a different file from a lodge unit. The photographs can all show a stair. The declaration for that address answers which one you are buying.

Ski-in ski-out means a person leaves this door onto snow that connects to a trail. A shuttle stop, a walk through a village, and a driveway that needs a car are different mornings. The phrase belongs to the door. It does not travel from the resort name, or from the house next door. The Park City note is ski-in ski-out Park City homes. The Deer Valley door is Deer Valley ski-in ski-out. When a card is active, the searches are Park City ski-in ski-out homes and Deer Valley ski-in ski-out homes.

Main Street, or a village of your own

Walkability is a route, not a slogan. Old Town is the neighborhood where Main Street can be the sidewalk at the end of the block, when the grade works for you. Lower Deer Valley is the Deer Valley side closest to Main Street, and it is still not Old Town. Silver Lake, Empire Pass, and East Village are not a Main Street walk. Canyons Village has its own village. That plaza is the point of that purchase. It is not Historic Main Street. Park Meadows and Prospector are drives back to the historic core. If the week you want is dinner on Main without a car, start in Old Town and walk the actual door.

Summer, when the lifts are not the point

Summer is how you learn whether you would live there. The drive, the light, and the path from the door are visible. A concert, a film, or a community day belongs on the events page when an organizer has published the date. We do not keep a lineup in this note.

Trails are an address question too. Prospector is the Rail Trail side of town. A trail the city maintains is not the same as a trail at your door. Deer Valley and Park City Mountain both have a summer life on the hill. Which path you can use from the house is the listing, not the resort brochure.

Golf is a separate stack. In town, the country club at Park Meadows is not the deed, and the municipal course is a different course. Private golf north of town, and the clubs above the Jordanelle, are a different purchase from a ski door. That comparison is Park City golf homes. Deer Valley is a ski resort. Buying there does not hand you a golf membership.

What to ask about the association and a rental

Before an offer, ask the questions the listing headline does not answer. They apply to a condo, and they apply to a house that still has an association.

  • Is there an association at this address? A neighbor’s packet is not this one.
  • What does the current budget actually pay for: snow on the walks, the roof, a shuttle, a locker? This note does not estimate dues.
  • What do the recorded rules say about a stay under 30 days? The city or county on the parcel can set one limit. The association can be stricter. Read both.
  • If a rental is allowed, who may manage it, and which weeks the owner may use? A holiday week already booked is not an owner week.
  • What parking and storage convey with this door?

The longer read for a condominium is the Park City condo HOA guide. Deer Valley condos use the same stack at a different base. The Deer Valley condominium note is Buying a Deer Valley condo.

How to decide

Put one week on the list, then pick the mountain, then the neighborhood, then the product.

  • Who rides. A snowboard chooses Park City Mountain. A skiers-only household can look at both.
  • Which weeks you will be here. Lock-and-leave is a closed house. Full-time is a year on that street.
  • Which morning. Snow at the door, a walk across a village, a shuttle, or a drive.
  • Which public room. Main Street, a school week, a resort village, or a gate.
  • Which file. A house, a condo, or a townhome. Then read that file.

A Canyons Village condominium, a Snow Park lodge, a Silver Lake house, and an Old Town walk are four mornings. They are not four versions of the same search. Start the cards on Park City homes for sale, Deer Valley homes for sale, Park City condos for sale, or Deer Valley condos for sale, and keep one of those lists open.

If you already own in either place

If you own the home, the first line of the listing should name the neighborhood, not the whole town. Old Town, Park Meadows, Prospector, Canyons Village, Snow Park, Silver Lake, and East Village are different buyers. Say which morning this door has: snow, a walk, a shuttle, or a drive. Do not borrow a ski-in ski-out claim from the building next door.

If the address is a condominium, put the resale packet in the file before the first tour: the declaration, the budget, the reserve analysis, and what a rental is allowed to be. The sequence for any listing is the seller guide. Selling a home in Park City starts from the in-town neighborhoods. Selling a home in Deer Valley starts from Upper, Lower, or East. A private valuation of one address is What's my home worth? Nothing on that page is a published price.

We do not publish a price index or an inventory count. Utah does not disclose sold prices, and this note does not print one. The cover is Park City and Deer Valley in winter twilight, the town between the mountains. It is the town, not a house offered for sale. To start a search, use the listings page or the contact page. Questions

What is the difference between Park City and Deer Valley real estate?

They are one town and two resorts. Park City Mountain allows skis and snowboards, with Old Town on the town side and Canyons Village on the Canyons side. Deer Valley is skiers only. Lower Deer Valley is Snow Park, Upper Deer Valley is Silver Lake, and Deer Valley East is East Village and Deer Crest. The week you live chooses the map.

Does Deer Valley or Park City fit a lock-and-leave home?

Neither resort is automatically lock-and-leave. A condominium can put snow, walks, and a lobby in the association budget. A house can close for weeks when you arrange the driveway and a person with a key. Read the budget and the rules for that address. This note does not estimate dues.

Where can you walk to Main Street?

Old Town is the neighborhood where Main Street can be a walk from the door, when the grade works. Lower Deer Valley is the closest Deer Valley base, and it is still not Old Town. Park Meadows, Prospector, Silver Lake, East Village, and Canyons Village are different trips.

What should you ask about HOA and rental rules?

Ask whether this address has an association, what the current budget pays, and what the recorded rules say about a stay under 30 days. The city or county on the parcel and the association can set different limits. A rental program, when one exists, is its own contract. The rules do not travel from the next building.
