Park City Mountain and Deer Valley are the two ski resorts people mean when they say they want a house in town. The sentence is fine for a vacation. It is a bad way to buy. Park City Mountain is one purchase: the Canyons side toward Kimball Junction, and the Park City base against Historic Old Town. Deer Valley is the other records: Snow Park, Silver Lake, and Empire Pass at the top. You can spend a week on both mountains. The deed will sit in one of them.
Park City Mountain is already two places
Canyons Village is the base village on the Canyons side of Park City Mountain, toward Kimball Junction from Old Town. Residences sit among dining, skier services, and resort hotels, including the Waldorf Astoria Park City. Some doors open toward the snow. Some mornings start as a walk across the plaza. That difference is the listing. Ownership is often a condominium, sometimes with a rental program, and there is usually no private club to transfer. Read the resale certificate before the floor plan. The page is /neighborhood/canyons-village. The condominium note is /blog/park-city-condos-for-sale.
The other base of the same mountain sits against Historic Old Town and Main Street. That is a town week: the street, dinner on Main, and whatever ski access that address actually has. A house near Main Street is not a Canyons Village condominium, and it is not a Deer Valley gate. If a listing says ski-in, the claim has to survive a walk to the door.
Deer Valley starts at Snow Park
Deer Valley real estate is not a neighborhood on the Park City Mountain map. Lower Deer Valley is the Snow Park side. Upper Deer Valley is Silver Lake Village. The drive and the association documents change with the address. Those pages are /deer-valley-real-estate/lower-deer-valley and /deer-valley-real-estate/upper-deer-valley. The resort map, which does not replace either pocket, is /deer-valley-real-estate.
Empire Pass is a gate at the top of Deer Valley, not another name for the resort. Red Cloud is the Talisker neighborhood inside the pass. Owning the house is not the same sentence as holding a Talisker membership. The page is /deer-valley-real-estate/upper-deer-valley/red-cloud. The note that keeps the resort and the gate apart is /blog/deer-valley-and-empire-pass.
Deer Crest is a private ski community in Deer Valley East, beside the resort, with its own gates. It is not Lower Deer Valley, and it is not Canyons Village. Which house there meets snow is already written at /deer-valley-real-estate/east-deer-valley and /blog/deer-crest-two-gates.
What does not travel between the mountains
Park City Mountain’s Canyons side and its Old Town side belong to one resort. Deer Valley is not that resort. A trail map does not move a resale certificate from Canyons Village to Silver Lake, and a Talisker letter does not follow a condominium into the village. The search that flattens this is ski-in ski-out Park City homes. The unbundling is /blog/ski-in-ski-out-park-city-homes.
- Canyons Village: the unit, the association, and any rental program. Ski-in, or a walk across the village. No private club to assume.
- Old Town: the house and the street. A walk to Main Street can be the point. Do not borrow a ski-in claim from a village on the other side of the mountain.
- Snow Park or Silver Lake: which pocket, which association, and what winter access means for that lot. Deer Valley is the resort, not the answer.
- Empire Pass and Red Cloud: the deed, the gate, and whether a Talisker membership transfers, requires an application, or sits outside the sale. Membership is not the deed. That note is /blog/membership-is-not-the-deed.
Promontory, north of town, lists ski lodges at Deer Valley and at Park City Mountain among the amenities on its page. A lodge day is a club benefit, on the club’s terms. It is not a house in both places. Promontory and Tuhaye stay a third records: golf, a gate, and a membership. The comparison is /blog/promontory-tuhaye-canyons. The pages are /neighborhood/promontory and /neighborhood/tuhaye.
Use the trip on purpose
A Canyons Village condominium, a Silver Lake residence, and a Red Cloud house are three mornings, not three versions of the same week. If the week is a village and a lift, stay on the Park City Mountain records: Canyons Village, or a house near Old Town. If the week is Deer Valley, choose Snow Park, Silver Lake, or a gate at Empire Pass before a second mountain gets into the car.
October is a practical month for that drive. The roads are still ordinary, and the ski calendar has not started. That is scheduling, not a price index. Utah does not disclose sold prices, and this note does not invent an inventory count or days on market. Nothing here is a listing.
The cover is a groomed run at Deer Valley Resort. It is one mountain, not both records, and it is not a house for sale.
