Empire Pass homes for sale: a guide to the top of Deer Valley

Empire Pass homes for sale are the neighborhoods at the top of Deer Valley, on the Upper Deer Valley map. It is not Snow Park, not Silver Lake Village, and not Deer Valley East. A search for Deer Valley real estate, or for Park City real estate, still returns the pass as if it were the whole mountain. County records do not. There is no separate Empire Pass hub. Red Cloud is the Talisker ski neighborhood: Summit county records Red Cloud Sub. and Red Cloud Lots 1, 2, 3 & 4 AM Sub., on Red Cloud Trail and Ruby Holw. A short checklist

• Is this a house, a condominium unit, or a Larkspur townhome whose county records still says condominium?
• Is a Talisker membership included, an application, or outside this sale? Owning the house is not the membership. The note is /blog/membership-is-not-the-deed. Tuhaye is the golf side of that club, at /talisker-real-estate.
• What is the morning: snow at the door, a path, a stair, a shuttle, or a drive down to Silver Lake or Snow Park? Confirm the address. The longer note is /blog/ski-in-ski-out-park-city-homes. A Snow Park sentence about Black Diamond Lodge, Trail’s End Lodge, or Pine Inn does not travel up the pass.
• What does the resale certificate say about rentals, insurance, and what the association maintains? We do not estimate dues. A neighboring neighborhood is not that certificate.

What sits beside the gate

Lower Deer Valley is Snow Park, closest to Main Street, at /deer-valley-real-estate/lower-deer-valley. Deer Valley East is East Village and Deer Crest, at /deer-valley-real-estate/east-deer-valley. Canyons Village is the base village on the Canyons side of Park City Mountain, not this mountain, at /canyons-village-real-estate. Park City real estate that starts in the basin is /park-city-real-estate. Silver Lake Village lodges share the Upper map. They are not these neighborhoods.
