Canyons Village homes for sale: four neighborhoods

A condo, a townhome, a house, and a homesite. Deer Valley is the other mountain.

Buying & sellingPark City · Deer Valley

Canyons Village sounds like one village in a Park City real estate search. County records show four kinds of homes: condominiums, townhomes, houses, and homesites. They sit on the Canyons side of Park City Mountain, toward Kimball Junction from Old Town. Deer Valley is the other mountain. There is no private club to transfer with the deed.

Four products, one base

  • Condos. Park West Condos, Timber Wolf Lodge, White Pine Canyon Village, Blackstone, and Canyon Residences are split into residence parcels. Grand Summit, Westgate, Escala Lodges, and Dakota Mountain Lodge are drawn as the building. Waldorf Astoria Park City and Sundial Lodge are named because county records do not give them a condo map. A lodge name is not the resale certificate, and it is not a door onto snow. The pages are /canyons-village-real-estate/condos and /blog/park-city-condos-for-sale.
  • Townhomes. Red Pine Townhouses sit on Apache Trail. Frostwood is Parcel F6. Those are attached homes. They are not the house lots that share the canyon roads, and they are not a Deer Valley townhome. The page is /canyons-village-real-estate/townhomes.
  • Homes. Park West Village is house lots on Village Round, Last Run, and Holiday Curve. Timberwolf is the house neighborhood on Red Pine Road. White Pine Ranches, on White Pine Lane, is houses: every residential parcel in those records have a built year. Colony at White Pine, up the canyon, is houses where the parcel has a built year. The page is /canyons-village-real-estate/homes.
  • Homesites. Colony Phase 5 Meadow Lakes is the pad pocket. Phase 5D and Phase 5H have no built year on the residential parcels in county records, so those pads are not drawn as houses. A pad still has design review, and a winter road back to the village. The page is /canyons-village-real-estate/homesites.

The road name is not the deed

The names collide, which is why the search flattens. Park West Village is the house neighborhoods. Park West Condos are units on Canyons Resort Drive. Timberwolf is a house on Red Pine Road. Timber Wolf Lodge is the condominium on Timber Wolf Lane. Red Pine Townhouses are on Apache Trail, not those house lots. Frostwood Parcel F6 is townhomes. Canyon Residences, on Frostwood Boulevard, is the condominium beside that neighborhood. A shared road is not a shared declaration.

Deer Valley real estate is Snow Park, Silver Lake, Deer Crest, Empire Pass, and East Village. Those neighborhoods do not travel to this mountain. The townhome distinction on that side is /blog/deer-valley-townhomes. The map is /deer-valley-real-estate. A trail map does not move a resale certificate from Canyons Resort Drive to Silver Lake.

The village map is /canyons-village-real-estate. The older address /neighborhood/canyons-village opens that map. How the village stays apart from the clubs is /blog/promontory-tuhaye-canyons. Ski-in ski-out Park City homes, at this base, still means a threshold, a walk across the plaza, or a drive down the canyon. The product does not answer it. That note is /blog/ski-in-ski-out-park-city-homes.

We do not publish a price index or an inventory count. Utah does not disclose sold prices, and this note does not print one. The cover is 98 White Pine Canyon Road, a house at Colony at White Pine. Buyer representation was Marcie Davis. It is one house up the canyon, not a condominium in the village, and not a homesite. For a tour that starts with the product, call Nick Melilli at (954) 383-1478 or write hello@melillidavis.com. Marcie Davis is at (435) 602-9577. Darrick Olsen is at (435) 640-1029. Derek Fossey is at (612) 248-7374.
