Ski-in ski-out Park City homes

The door, the village, and the gate are three different winters.

Buying & sellingPark City · Deer Valley · Talisker

Ski-in ski-out Park City homes is a search people start with, and then have to unbundle. The phrase covers a house that opens onto a trail, a residence a short walk from a lift, and a village where the ski day begins across a plaza. Those are different mornings, and they come with different documents.

Four arrangements, not one amenity

  • Empire Pass and Red Cloud sit at the top of Deer Valley: a gate, and a Talisker neighborhood. Ski-to-door, where it is true, belongs to that lot.
  • Lower Deer Valley and Upper Deer Valley are separate pockets, around Snow Park and Silver Lake. Access there is a question for the address, not a label for the whole resort.
  • Canyons Village is the base village on the Canyons side of Park City Mountain. Some residences are ski-in, ski-out. Some are a walk across the village to the lift. The listing has to say which.
  • True ski-to-door is the narrow case: snow at the threshold, not a shuttle, a plaza, or a drive down to a base.

The deed, the association, the club

The house is the deed. The HOA or condominium is a second stack: the resale certificate, assessments, insurance, and rental rules. A private-club membership, where one exists, is a third relationship, on the club’s terms. At Red Cloud, owning the house is not the same sentence as holding a Talisker membership. At Canyons Village there is usually no private club at all — the diligence is the association and, if a rental program is attached, what that program allows. We do not estimate dues here. The pages that keep the places apart are /neighborhood/deer-valley, /deer-valley-real-estate/upper-deer-valley/red-cloud, and /neighborhood/canyons-village. Lower and upper Deer Valley have their own pages. None of them is an inventory.

The cover on this note is a groomed run at Deer Valley Resort. It is the mountain, not a listing. The closed record we can point to is 47 Red Cloud Trail, which closed on September 25, 2023. Utah does not disclose a sold price, so this note does not print one. FlexMLS public remarks describe a ski-in/ski-out setting on the Hidden Treasure ski trail, in the Talisker community of Red Cloud. Darrick Olsen was the buyer-side agent. That sentence belongs to that house. It is not a count of ski-in ski-out Park City homes, and it is not a price for the next one.
