Pricing your home

A list price is the asking price you and your advisor agree to before the house is shared. It belongs to this address, in Park City, Deer Valley, or the Wasatch Back. It is not a promise of what a buyer will pay, and it is not a promise of when a sale will close.

In this guide

The pocket comes first

Two houses can look alike and sit in different markets. A Deer Valley address, a club village, and a house in town are each their own setting. The price conversation starts with the pocket the house occupies, not with a number borrowed from a different place.

Read the neighborhood hub for that place before you settle on a story for the house. The market page is the broader Park City update. Neither page is a price for your address.

What a list price is

The list price is the asking price. You review it with your advisor before it is shared, whether the first step is a quiet introduction or a public listing. How a buyer is likely to use the house is part of that conversation. The decision on the number remains yours.

A buyer may offer the list price, or something else. You can accept, reject, or counter. The reviewing-offers page explains those choices. Nothing on this page requires you to take the first number a buyer writes.

What this site will not show you

Utah is a non-disclosure state. This site does not publish a sold price for your house or for anyone else’s. A card on the listings page is a list price. It is an asking price, not a value opinion and not a sold price.

A private valuation is a conversation about one address. You request it on the home value page. An advisor prepares it. The page does not calculate a price, and it does not display one. It is not an automated estimate.

What else belongs in the conversation

What stays with the house can change how a buyer reads the price. Furniture stays only if the contract says so. In a ski house, ask about furnishings before you assume they are included or excluded. The ski-home page goes further.

An association’s dues, a special assessment, and a club membership are separate from the asking price. A special assessment is an extra charge on top of regular dues. Dues are not estimated here. Membership, when one is offered, is confirmed with the club, in writing. It is not the deed.

A sale can raise tax questions. This page does not give tax advice. Consult a tax professional.

Questions, answered

Who sets the list price?

You do, with your advisor. The number is reviewed with you before the house is shared. It is written for the pocket the house occupies, whether that is Deer Valley, a club community, or a house in town.

Is the list price what the house will sell for?

No. The list price is an asking price. A buyer may offer something else. You decide whether to accept, reject, or counter. This page does not promise a price or a closing date.

Can I see completed prices for other houses?

Not on this site. Utah is a non-disclosure state, and this site does not publish a sold price. A private valuation for your address is requested on the home value page. That page does not show a price.

Does the price conversation include taxes?

No. This page does not give tax advice. A sale can raise tax questions. Consult a tax professional. The list price is an asking price, not a tax figure.
