Seller guide

How we market your home

Marketing is how the house is introduced, and to whom, with your approval. Some owners want a quiet conversation first. Others are ready for the open market. Park City, Deer Valley, and the Wasatch Back are where that choice is made. This page does not promise how many people will see the house, or how soon someone will write.

In this guide

A quiet introduction, or the open market

A private showing is arranged with your approval. It is a conversation with buyers your advisor already knows, before a wider announcement. You decide whether that step fits the house.

A public listing is placed on the shared listing service brokers use, often called the MLS, when that is the plan you prefer. Showing instructions, and anything you still want kept private, stay with your advisor either way. The home is offered on the terms you set, to any buyer who can complete the purchase.

Pictures and words

Photography and video are planned around the house. The written remarks describe the neighborhood, the gate, the ski access, and the golf when those belong to the address. They do not invent a feature the house does not have.

You approve the pictures and the words before they are shared. If a sentence is wrong, it is changed before it goes out. A membership, when one is part of the story, is described only after the club has confirmed it in writing.

Who hears about it

Your advisor introduces the property to buyers and advisors already working that neighborhood. Interest comes back to your advisor, so the conversation stays in one place. You are not asked to answer a stranger on your own.

How widely the house is shown is a choice you make. A wider announcement is not a better one for every owner. This page does not promise a number of viewers, and it does not promise that an offer will follow.

Showings

Showing instructions are written with you. They cover how someone enters, which rooms stay closed, and whether you will be away. In a ski house, they also cover the alarm, the heat, and where to put boots.

If you live somewhere else, say so early. Deadlines and showing times in a Utah contract run on Mountain Time. Someone you trust may need to meet a buyer at the house. The closing page is where signing from another state is discussed.

Questions, answered

Do I have to list the house publicly?

No. Some owners start with a private introduction, shared only with your approval. A public listing, on the service brokers share, is the other choice. You decide how widely the house is shown.

Who approves the photographs and the remarks?

You do. Pictures and words are prepared around the house, then reviewed with you before they are shared. If a line is wrong, it is changed first.

Will marketing produce an offer by a certain date?

No. This page does not promise how many people will see the house, or how soon someone will write. An offer, if one comes, is reviewed with you. The decision to accept it remains yours.

Where do inquiries go?

They come back to your advisor. Showing instructions and anything still private stay there too. You are not left to sort a pile of separate conversations.

Places and the market

Home value

Request a valuation

Name, email, and the property address. An advisor prepares the valuation and replies by email.

Or write hello@melillidavis.com, or call (954) 383-1478.

The home value page uses this same form and answers a few questions about a private valuation. It does not show a price.
