Buying & sellingTalisker · Park City
A search for Tuhaye homes for sale still treats the golf community as one driveway. It is not. The cards, when a house is listed, are on that page. This note is the phase, the product, and the letter.
Talisker Club, not Deer Valley
Tuhaye is the Talisker Club community above the Jordanelle, on the Wasatch Back toward Kamas, in Wasatch County. Golf is why these neighborhoods exist. The course and the club village are the club’s to operate. They are not a sentence in the deed. Deer Valley is a different mountain. Promontory is the private club north of Park City, in Summit County. Neither one is this map.
When a home is listed, read it on the listings page. The neighborhoods are drawn on the Talisker real estate map. Park City real estate still has to name which side of the mountain the week is for. The note that keeps those searches apart is Promontory, Tuhaye, and Canyons Village.
A house, a homesite, or a townhome
A built year in the county records is a home. No built year is a homesite. A homesite still needs design review. It is not a house you can use this season. Moon Dance is the townhome neighborhood on this map. Finished homes are on the homes map. Pads are on the homesites map. The townhome neighborhood is on the townhomes map. This map does not draw a condominium neighborhood under the Tuhaye name.
Which phase
Tuhaye Phase 1 mixes homes and homesites. The north phases do the same. Those records are Phase 3 North, 13 North, and Phase 7 North. The south phases are Phase 8 South, Phase 9 South, and Phase 16 South. Phase 16 is not Phase 1. None of those records is Dancing Sun.
Whispering Hawk, Twin Peaks, Lone Peak, Ridgeway, and Silent Creek also mix homes and homesites. Ridgeway is the subdivision. It is not The Ridge, the club’s name for a short course. Silent Creek is not Whispering Hawk. Cougar Moon and Painted Bluff have no built year on the drawn residential parcels. They are homesites. Christopher is finished homes on smaller lots. It is not the townhome neighborhood, and it is not a condominium record.
The membership letter
The house is the deed. A Talisker membership, when one is offered, is a separate letter on the club’s terms. Owning in Tuhaye does not say what that letter opens. The club describes other venues. Red Cloud, at Empire Pass, is the ski neighborhood of the same club, on the Upper Deer Valley map. It is not a Tuhaye phase. Ask the club, in writing, what this address includes. We do not estimate dues. The note that keeps the two stacks apart is Membership is not the deed. The longer comparison of the golf clubs is Park City golf homes.
A seller should have the same answers ready. Buyers ask which phase, whether the county records show a house or a homesite, and what the membership letter says. A claim that the club comes with the house still needs that letter.
Park City real estate is a drive
Tuhaye sits above the Jordanelle. A morning in Park City, or at Deer Valley, is a drive from the house, including in winter. That drive is part of the purchase. It is not snow at a Deer Valley door. Promontory is the other direction, and it is a different club. The house note for that club is Promontory homes for sale. Drive the road in the season you will use the house. This note does not print a commute time.
What to read before you write an offer
- The phase. Phase 1, a north phase, a south phase, Dancing Sun, and the other named neighborhoods are not one driveway. Name the neighborhood before you compare two addresses.
- The product. A built year is a home. No built year is a homesite. Moon Dance is the townhome neighborhood. Cougar Moon and Painted Bluff are homesites. Christopher is finished homes, not a condominium record.
- The declaration and the resale certificate for that address. They say what the association maintains and what a rental rule allows. A neighboring phase is not this certificate. We do not estimate dues.
- The membership letter, if there is one. Ask whether a membership is included, available by application, or outside this sale. The club’s general list of venues is not the letter for this house.
- The listing. When a home is for sale, read it on the listings page and on the Tuhaye homes for sale page. The map is Talisker real estate. This note does not name a list price.
We do not publish a price index or an inventory count. Utah does not disclose sold prices, and this note does not print one. The cover is an aerial of a golf hole, fairway, and houses at Tuhaye, with mountains behind. It is the golf ground, not a house for sale. Darrick Olsen has belonged to Tuhaye and Talisker, and most of his business is there. For a tour that starts with the phase, call Nick Melilli at (954) 383-1478 or write hello@melillidavis.com.
