Selling a Condo in Canyons Village

Canyons Village is the base village on the Canyons side of Park City Mountain, toward Kimball Junction from Old Town. A sale here may be a condominium, a townhome, a house, or a homesite. It is not Deer Valley. There is no private club membership to transfer with the deed.

Before you sell a condo, read the association and the rental rules for that unit. The resale certificate covers assessments, insurance, and what the association maintains. A rental program, when one is attached, is a separate document, including how much of ski season the owner may use. Those are the nightly rental rules for that unit. The rules do not travel from the building next door. This page does not estimate dues.

Ski access is a door-by-door fact. Some residences are ski-in, ski-out. Some are a walk across the village to the lift. Houses farther up the canyon can be a drive back to the village. A lodge name is not a promise that every door opens onto snow. Confirm the door for the address.

County records split some condominiums into residence parcels, including Park West Condos, Timber Wolf Lodge, White Pine Canyon Village, Blackstone, and Canyon Residences. Grand Summit, Waldorf Astoria Park City, Sundial Lodge, and Escala Lodges are named buildings the county file does not split into residence lots. The townhomes are Red Pine and Frostwood Parcel F6. A condo sale and a house sale are not the same stack of documents.

A Canyons Village home value is a private note for one address. An advisor prepares it. This page does not calculate a price, and it does not display one.

Questions, answered

What should I know before I sell a condo in Canyons Village?

Read the resale certificate for the association: assessments, insurance, and what it maintains. A rental program, when one is attached, is a separate document. There is no club membership to transfer. The rules of the building next door are not this unit’s rules. This page does not estimate dues.

How do nightly rental rules work for a Canyons Village condo?

When a rental program is attached, it is its own document, including how much of ski season the owner may use. Confirm that document for the unit. Do not copy the rules from a neighboring building.

Is ski access the same for every Canyons Village door?

No. Some residences are ski-in, ski-out. Some are a walk across the village to the lift. Houses farther up the canyon can be a drive back to the village. Confirm the door. A lodge name is not a promise that every door opens onto snow.

What is a Canyons Village home value?

A private valuation for one address, prepared by an advisor. It is not an automated estimate. This page does not calculate a price, and it does not display one. It is not a promise of what a buyer will pay.

Do you publish a sold price for a Canyons Village condo?

No. Utah is a non-disclosure state. This page does not publish a sold price, a closed price, or an assessed price. A card below names an address and an area. It does not show a price.
