A Wasatch second home

A second home on the Wasatch Back is a pattern of use. It is not a smaller version of a primary house, and it is not an investment thesis. The useful questions are which weeks you will be here, who else has a key, and which rules travel with that address.

The map is wider than Old Town

Park City and Deer Valley are the ski weeks. Promontory and Glenwild are the clubs north of town. Tuhaye, above the Jordanelle, is Talisker’s golf community. Hideout is a town on the reservoir between Park City and Heber, not a single private club. The cover on this note is Hideout Canyon. It is one of those places, not a stand-in for the others. Victory Ranch and Red Ledges are the Heber side. A buyer who wants all of that in one house is describing a calendar, not a listing.

Renting is a document

Some addresses allow a nightly rental. Some do not. At Marcella, read the rental rule for the Ski Beach address in front of you. At Canyons Village, a rental program, when one is attached, is a separate agreement from the resale certificate. We read the pages for the unit in front of us. We do not copy the policy from the building next door.

A company is not a club member

Owners who run a business somewhere else often want the house in an entity. That can be a clean way to hold the real estate. A private club still usually wants a person: who applies, who may sign a guest in, and who is responsible for the account. We do not estimate dues. Utah does not publish sold prices the way some states do. The record on this site — $500M+ in sales, over 300+ properties closed — uses last list price for that reason. It is not a second-home index.
