Buying & sellingPark City · Deer Valley · Promontory
Once the resorts are open, a search for sell my Park City home is a question about timing. The work of selling a home in Park City in those months is the same transaction as any other month, with a harder front door. Buyers are in town to ski, and some of them will walk a house between days on the hill. Park City real estate is still one address: the deed, any association, and a path from the car to the rooms. Open lifts do not answer those questions.
Before the holidays, or after them
You can list while the holiday weeks are still ahead, or wait until they have passed. Listing earlier puts the house in front of people already traveling here. Waiting keeps those weeks for your own occupancy, then meets buyers arranging a later trip. Neither date predicts an offer. It settles which days the house can be empty, cleared, and lit.
The first minutes in the snow
Snow changes the arrival. After a storm, the driveway, the walk from where a car actually stops, and any stair to the door need a path a buyer can use. Where the roof edge is wired for heat tape, confirm the circuit is on before a showing week. Cable with no power does not clear an eave.
The entry is the next room they judge. A dry place for boots and skis, and a floor they can cross without stepping through meltwater, is a house that functions in January. Gear stacked in the hall makes the house difficult to enter. By 4:30 in the afternoon, a midwinter canyon lot has lost the sun. Turn on the path, the entry, and the rooms the showing uses first.
Photograph the house when the drive is open and the walks are cleared. Keep the summer frames in the same set. Under snow, a meadow, a deck, and any golf this address actually has are hidden. Summer pictures show that half of the year. Skip a shoot during a storm unless the storm is the subject, and approve both sets before either one goes out.
A guest in the house blocks a tour
A short-term rental already booked through ski season is not a showing window. Hold the dates you will need, or write showing hours into the rental terms, before you describe the house as available. A person who flew in to ski cannot use a gap that was never reserved.
Mention nightly or weekly rental only when this house’s recorded rules permit that use. The city or county named on the deed publishes its own short-term rule, and the association can set a stricter one. Look that rule up, then read the declaration for this house. If a manager’s contract sets the weeks an owner may occupy the house, that contract is its own paper. The ski or second home page treats those papers at more length.
Papers to pull before the first tour
Pull the resale certificate, the declaration, and the current budget before the first tour. Note an assessment owners have already voted, and one that is only being discussed. If a club comes with the address, the club’s letter is a different document from the deed. Get the written answer on transfer, guests, and any application before those words enter a listing. Promontory is one file. A Deer Valley association is another. A building at Park City Mountain’s base is a third.
Name the access this door has
Ski-in/ski-out means a person leaves this door onto snow that connects to a trail. A shuttle stop, a walk through a village, and a driveway that requires a car are different mornings. State the one that is true here. Deer Valley real estate is one mountain. Canyons Village is the other. A shuttle from a Park City lot is not a Deer Valley door on the snow, and a Deer Valley threshold is not the Canyons Village plaza.
A price taken from houses that are offered
Ground the asking price in active and pending inventory in the same pocket. Active means offered now. Pending means a contract is signed and the sale has not closed. Read both on the listings page. The Park City real estate market update is the Board’s published report for the wider area. It is not a figure for your house.
Utah keeps closed prices off the public record. This note leaves them off. The number you publish is an asking price you set with your advisor before anyone else sees it. Publishing that number does not decide the offer a buyer writes, or the week a deed is recorded.
When you list a Park City home in winter
When you list a Park City home in winter, start with the seller guide. That guide is the sequence of steps, written out.
A private valuation of one address begins at What's my home worth? An advisor writes it for that address and replies by email. Nothing on that page is a published price.
Read the pocket before you settle the description: Park City real estate, Deer Valley real estate, Canyons Village, and Promontory. The photograph at the top is winter twilight over town. It is not a house offered for sale. To start, write hello@melillidavis.com.
