Preparing a club home for resale

How a private-community sale is prepared, priced, and shown.

Selling a house inside a club or a resort village is ordinary real estate plus a stack of house rules. The work is not mysterious. It is sequential, and it goes badly when the sequence is skipped.

A sequence we actually use

  • Walk the house for what a member will notice: access in winter, the relationship to golf or the lift, and anything design review would flag.
  • Gather the resale package, the membership letter if there is one, and the list of what stays.
  • Price from comparable sales in that pocket, reviewed with you privately. We do not post a market statistic on the website in place of that conversation.
  • Photograph the house properly before it is asked to perform in a brochure or a showing.
  • Plan showings around the gate, the club calendar, and the way this community actually lets people in.
  • Negotiate the house and the club terms as separate lines, so neither one is hiding inside the other.

What we will not put in a listing draft

We will not invent a showing count, an email-list size, or a “days on market” slogan. Those numbers are either measured on a real listing or they are decoration. The active cards on this site are the FlexMLS records checked September 25, 2026, and they say only what that check contained.

Photography, floor plans, and a print piece come after the house is ready, not before. If you want to start that conversation, use the contact page or call (954) 383-1478.

Written for this site by Melilli Davis Group. It is orientation, not a valuation and not a club policy. Where a sale is mentioned, Utah non-disclosure means last list price only.
