Buying & sellingPark City · Deer Valley · Deer Crest
Active listings are on Park City condos for sale. This note is what to check before an offer. A condo search lands next to a house, and then the records splits. A condo is a unit inside a common-interest regime. A freehold house is the land and the building on a deed. The floor plan does not decide which one you are buying.
Three documents, not one listing
- The unit: what the deed or the condominium declaration conveys — the interior, a parking stall, storage, and any limited common area assigned to that unit.
- The association: the resale certificate, the budget, reserves, insurance, assessments, and the rules that bind an owner whether or not a rental program exists.
- The rental program, when one is attached: who may rent, for how long, and whether the program is optional. That agreement is not the resale certificate.
We do not estimate dues or quote a typical assessment here. Those figures belong on the resale certificate for the unit in front of you. A neighboring building is not that certificate.
A Canyons Village condo and a Deer Crest house
Canyons Village is the base village on the Canyons side of Park City Mountain. Ownership there is often a condominium, sometimes with a rental program. The diligence is the association and, if a program is attached, what that program allows. The page for that village is /neighborhood/canyons-village. The cover on this note is Snow Park, the lower base at Deer Valley. It is a resort photograph, not a condominium, and not an inventory of the village. The closed house we can point to beside that village is 98 White Pine Canyon Road, Colony at White Pine, already on the past-representation page. It is a house.
Deer Crest is a private ski community in Deer Valley East, beside Deer Valley Resort. It is on the Deer Valley East page, /deer-valley-real-estate/east-deer-valley: the gates, the St. Regis, Founders Place, and Deer Pointe. A house there is a different stack — the deed, the association for that neighborhood, and whatever ski access that address actually has. /neighborhood/deer-valley is the resort orientation, Lower Deer Valley and Upper Deer Valley and Empire Pass. It does not replace Deer Crest, and it does not replace the village.
A house still has a separate matter
A freehold purchase in Deer Valley or at Deer Crest still comes with an association, a gate, and sometimes a club question that is not the deed. The condo search starts earlier: with the unit and the resale certificate, before anyone talks about a lot. If a listing says Park City condos for sale and the photos show a detached house, ask which document you would be signing.
