October Park City real estate market

Shoulder season: summer has left, and the ski calendar has not started.

Buying & sellingPark City · Deer Valley · Promontory

October in the Park City real estate market is the week between two crowds. Summer has left Main Street. The ski calendar has not started. The town is still open, and a showing does not have to compete with a powder day.

A quieter week, not a closed one

Shoulder season is not a bargain code, and this note will not pretend it is. Utah does not disclose sold prices, so there is no October discount to print. What changes is the week itself. Roads that become a production in January are ordinary drives now. A gate, a village, and a clubhouse can be walked while the ground is still visible.

What you can still see

Canyons Village is the base village on the Canyons side of Park City Mountain. In October you can tell a door that opens toward the snow from a walk across the plaza, without a storm deciding the tour. The page is /neighborhood/canyons-village. Empire Pass sits at the top of Deer Valley. The resort orientation is /neighborhood/deer-valley. Red Cloud, the Talisker neighborhood inside the pass, is /deer-valley-real-estate/upper-deer-valley/red-cloud. Ski-in versus a walk versus a drive is the longer note at /blog/ski-in-ski-out-park-city-homes.

The clubs are a different records. Promontory, north of town, is /neighborhood/promontory. Tuhaye, above the Jordanelle, is /neighborhood/tuhaye. A membership, when one is offered, is not the deed. October is a reasonable month to see the golf, the gate, and the winter road before weekends belong to the mountain. The note that keeps Promontory, Tuhaye, and Canyons Village apart is /blog/promontory-tuhaye-canyons.

A seller who missed summer

A house that was meant to find its buyer in July, and is still listed in October, is not a statistic. The seller may be ready to talk about terms, timing, or what stays. The house may also have been priced for a buyer who has not appeared. We do not publish days on market, a count of homes for sale, or a list of who is motivated. Motivation is a question for that records, asked of that seller.

If you are selling, the October work is the same sequence as any other month: the resale package, the membership letter if there is one, and a price discussed from that pocket. We do not post a market index in place of that conversation. A useful number is the one attached to a specific house. List price, when we cite one, belongs to an active record. A sold price does not appear here.

Use the month before the calendar fills

Buyers who wait for opening day are touring on a ski schedule. October is the month to decide which week the house is for — a club, a ski village, or an estate lot — and to see those places while they are still easy to reach. How that shortlist gets split is /blog/park-city-luxury-homes-for-sale.

The cover is Silver Lake Village at night, upper Deer Valley. It is the village, not a listing, and not a winter crowd.
