Buyers searching Deer Valley real estate confuse townhomes and condos. The photos can both show an attached building and a stair. On this site a townhome is an attached home. A condo is a lodge or village residence. Deer Valley townhomes are a separate records from condos. Park City real estate still has to name which document the deed is.
Ownership, association, parking, ski access
- Ownership. A condo conveys a unit in a common-interest building. A Deer Valley townhome is usually a multi-level attached home. The legal description can still be a condominium. Lakeside, in Lower Deer Valley, asks whether the address is a townhome or a condominium. Cache at Silver Lake asks whether the homes are freestanding townhomes or a condominium stack. The declaration for that address answers it.
- Association. Both products can have an HOA. The resale certificate, the budget, reserves, insurance, and the rental rules are for that project. We do not estimate dues. A neighboring building is not that certificate.
- Parking. Ask what conveys with the address: a garage in the dwelling, an assigned stall, or a space in a shared lot. Pine Inn, a Snow Park condominium, asks whether the residence opens onto snow or toward the parking loop. That question does not travel to the next building.
- Ski access. The product type does not answer it. A door onto snow, a stair to a lift, a path, a shuttle, or a drive are different mornings. Confirm the door you are touring.
Silver Lake and Snow Park keep separate lists
Upper Deer Valley is Silver Lake. Lower Deer Valley is Snow Park. The note that keeps the two bases apart is /blog/upper-vs-lower-deer-valley. This note is the product. The map is /deer-valley-real-estate. The hubs are /deer-valley-real-estate/upper-deer-valley and /deer-valley-real-estate/lower-deer-valley.
Silver Lake Village is the condominium core. Stein Eriksen Lodge, the Chateaux at Silver Lake, Stag Lodge, and the Inn at Silver Lake are on the condo list at /deer-valley-real-estate/upper-deer-valley/condos. Townhomes are the other list: Bellearbor, Double Eagle, Aspen Hollow, and Cache at Silver Lake, at /deer-valley-real-estate/upper-deer-valley/townhomes. Double Eagle is village townhomes. A short stair to Silver Link and Silver Lake Express is the note to verify on site. Cache is often described as ski-access by shuttle. A stair is not a shuttle, and neither sentence belongs to a Snow Park lodge.
Snow Park townhomes are The Pinnacle, Deer Lake Village, Lakeside, Queen Esther, Aspen Wood, and Fawngrove, at /deer-valley-real-estate/lower-deer-valley/townhomes. Daystar and Stonebridge are named on that page as multi-level townhomes. The morning is a drive, a shuttle, or the bus, not a door onto a run. The condominium buildings cited for ski-in/ski-out at the base are Black Diamond Lodge, Trail’s End Lodge, and Pine Inn, on /deer-valley-real-estate/lower-deer-valley/condos. Confirm the unit. A Lower Deer Valley townhome does not inherit that sentence. The note on the unit, the association, and a rental program is /blog/park-city-condos-for-sale.
We do not publish a price index or an inventory count. Utah does not disclose sold prices, and this note does not print one. The cover is Silver Lake Village at night, upper Deer Valley.
